NOTICE OF PUBLIC HEARING The Wheaton Planning and Zoning Board will hold a public hearing on Tuesday, September 13, 2016 at 7:00 p.m. in the Council Chambers of the Wheaton City Hall, 303 West Wesley Street, Wheaton, Illinois, to consider the following zoning application: Zoning Application #16-19. An application requesting a west building perimeter landscaping setback of 0.0 feet in lieu of the required 8.0 feet and a variation to the existing “No Building Area” per the Articles of Agreement Document Number R65-48323 recorded December 3, 1965 of 42.0 feet in lieu of the required 103.0 feet to allow the construction and use of a 34,000 square foot health club facility with 245 on-site parking spaces on the property located at 700 and 800 East Roosevelt Road, following the demolition of the two existing commercial buildings. The subject property is approximately 3.5 acres in size and zoned C-3 General Commercial District. The application has been submitted by Key Development Partners, LLC, 515 N. State Street, Suite 2660, Chicago, IL on behalf of the property owner, Chicago Title Land Trust Company, as Trustee under Trust Agreement dated September 1, 2001 and known as Trust Number 1110136. The subject property is legally described as: PARCEL 1: THE WEST 60 FEET OF LOT 6 (EXCEPT THE NORTH 8 FEET OF SAID WEST 60 FEET), LOTS 7 AND LOT 8 (EXCEPT THE NORTH 8 FEET OF SAID LOTS 7 AND 8), THE NORTH 103 FEET OF LOT 38, THE NORTH 103 FEET OF LOT 39 AND THE NORTH 103 FEET OF THE WEST 60 FEET OF LOT 40 IN ROOSEVELT HEIGHTS, BEING A SUBDIVISION OF PART OF THE NORTH 1/2 OF THE NORTH 1/2 OF SECTION 21, TOWNSHIP 39 NORTH, RANGE 10, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED SEPTEMBER 12, 1919 AS DOCUMENT 138250, IN DUPAGE COUNTY, ILLINOIS. PARCEL 2: THE EAST 60 FEET OF LOT 9 (EXCEPT THE SOUTH 122 FEET THEREOF) AND (EXCEPT THE NORTH 8 FEET THEREOF CONVEYED TO THE CITY OF WHEATON FOR HIGHWAY BY INSTRUMENT RECORDED AS DOCUMENT R65-50826) IN ROOSEVELT HEIGHTS, BEING A SUBDIVISION OF PART OF THE NORTH 1/2 OF THE NORTH 1/2 OF SECTION 21, TOWNSHIP 39 NORTH, RANGE 10, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED SEPTEMBER 12, 1919 AS DOCUMENT 138250, IN DU PAGE COUNTY, ILLINOIS. PARCEL 3: LOT 9 (EXCEPT THE EAST 60 FEET OF SAID LOT 9 LYING NORTH OF THE SOUTH 122 FEET THEREOF) AND (EXCEPT THE NORTH 8 FEET THEREOF CONVEYED TO THE CITY OF WHEATON FOR HIGHWAY BY INSTRUMENT RECORDED AS DOCUMENT R65-50826) IN ROOSEVELT HEIGHTS, BEING A SUBDIVISION OF PART OF THE NORTH 1/2 OF THE NORTH 1/2 OF SECTION 21, TOWNSHIP 39 NORTH, RANGE 10, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED SEPTEMBER 12, 1919 AS DOCUMENT 138250, IN DU PAGE COUNTY, ILLINOIS. 05-21-201-004; -043; 044 The subject property is commonly known as 700 and 800 East Roosevelt Road, Wheaton, IL 60187. At the public hearing, anyone wishing to make a public statement will be encouraged to do so. Written comments may be submitted to the Board prior to or at the public hearing. A copy of the application is available for review in the office of the Director of Planning and Economic Development, 303 West Wesley Street, Wheaton, Illinois during normal business hours.
