NOTICE OF PUBLIC HEARING The Wheaton Planning and Zoning Board will hold a public hearing on Tuesday, February 25, 2025 at 7:00 p.m. in the Council Chambers of the Wheaton City Hall, 303 West Wesley Street, Wheaton, Illinois, in-person and via zoom at https://us02web.zoom.us/j/85454278674?pwd=Bwqk7PrQOaBBeHKJfDmxCHQzQKzDaK.1 or dial (312) 626-6799, Meeting ID: 854 5427 8674, Passcode: 336305 to consider the following zoning application: Zoning Application #25-03. An application requesting the subdivision of the property located at 1106 North Path into two single-family lots. Proposed Lot 1 would be 85.0 feet wide, 130.77 feet deep, and 11,107 square feet in lot area. A new one-story residence would be constructed on Lot 1. Proposed Lot 2 would be 115.0 feet wide, 130.77 feet deep, and 15,028 square feet in lot area. The existing residence would remain on Lot 2. The property is zoned R-4 Residential. The application is further requesting variations to Article 10.2.8 of the Wheaton Zoning Ordinance to allow lot depths for both proposed Lot 1 and 2 of 130.77 feet in lieu of the required 132.0 feet. The application has been submitted by R. Glen Mc Master, Jr., 1919 S. Highland, Building C, Suite 212, Lombard, IL 60148 on behalf of the property owner, Chicago Title Land Trust Company, as Successor Trustee under Trust Agreement dated August 15, 1981, and known as Trust Number 6193. The property that is the subject of the subdivision and variation is legally described as: OF LOTS 5, 6, 7, 8, 9, 10, 11 AND 12 AND THE NORTH HALF OF THE VACATED ALLEY ADJACENT TO THE SOUTH OF SAID LOTS IN BLOCK 2 OF ANDERSON’S ADDITION TO WHEATON, BEING A SUBDIVISION OF PART OF THE WEST HALF OF THE NORTHWEST QUARTER OF SECTION 15, TOWNSHIP 39 NORTH, RANGE 10 EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED JUNE 25, 1885 AS DOCUMENT 34684, IN DU PAGE COUNTY, ILLINOIS. P.I.N.: 05-15-106-034; -035 The subject property is commonly known as 1106 North Path, Wheaton, IL 60187. At the public hearing, anyone wishing to make a public statement will be encouraged to do so. Written comments may be submitted to the Board prior to or at the public hearing. A copy of the application is available for review in the office of the Director of Planning and Economic Development, 303 West Wesley Street, Wheaton, Illinois, during normal business hours.
