NOTICE OF PUBLIC HEARING The Wheaton Planning and Zoning Board will hold a public hearing on Tuesday, June 23, 2026 at 7:00 p.m. in the Council Chambers of the Wheaton City Hall, 303 West Wesley Street, Wheaton, Illinois, in- person and via zoom at https://us02web.zoom.us/webinar/register/WN_HOaX4jRPQuCx1sOvVLtEuw or dial (312) 626-6799, Meeting ID: 875 5490 3366, Passcode: 503278 to consider the following zoning application: Zoning Application #26-17. An application requesting rezoning of 301, 305, 311, 315, 319 and 323 E. Seminary Avenue from the R-4 Residential District to the I-1 Institutional District and issuance of a special use permit to allow the construction and use of a parking lot with 70 parking spaces (including 17 ADA spaces) at the northeast corner of Scott Street and Seminary Avenue, all on property commonly known as 301, 305, 311, 315, 319, 323, and 325 E. Seminary Avenue. The application is further requesting a variation to Article 22.3.3 of the Wheaton Zoning Ordinance to allow the construction and use of a parking lot with a pavement setback of 5.0 feet (east of the proposed drive entrance) in lieu of the required 15.0 feet from the south property line.
