The District VI Advisory Board meeting was held at 6:30 p.m. at the Evergreen Branch Library
conference room, 2601 N. Arkansas, Wichita, KS 67204. There were 6 District Advisory Board members,
2 staff members and 1 member form the public.

ORDER OF BUSINESS
Denise O’Leary-Siemer Pro-Tem called the DAB VI November 20, 2019 meeting to order.

NEW BUSINESS
3. ZON2019-00041 – ZON2019-00041 Rezoning from SF-5 Single-Family Residential and LC Limited
Commercial to LI Limited Industrial.
Kathy Morgan, Metropolitan Area Planning Department, presented a request for LI Limited Industrial zoning
for approximately 2.8 acres located one block west of North Broadway Avenue between North Market Street and
North Park Place. The north and south boundaries of the subject property are East 35 th Street North and East 34th
Street North The property is currently zoned SF-5 Single-family Residential and LC Limited Commercial, which
are a mix of lots developed with single-family dwellings and vacant lots. Access to the site would be from North
Broadway Avenue and through a gated access point from East 35th Street North.
Recommended Action: Staff recommends approval of the request.

Boyajian said limited industrial allows more than light commercial and once it’s approved it becomes permanent
along with all the allowable uses. He asked how he could voice concern about certain types of business that are
possibly allowed.
Morgan replied that sexual oriented business have not been allowed within the City limits in a while.
Longnecker said that it would require a public hearing beyond a zone change.
Boyajian asked where the front of the property is.
Morgan replied that the front of the property is along Broadway Street.
Longnecker asked if they are expanding an existing business.
Morgan replied yes, and added that other several property owners are also expanding.
O’Leary-Siemer asked what an outdoor laydown yard is.
Morgan replied that it is a place where utilities place poles, a place used by businesses as outdoor storage.
O’Leary-Siemer asked if there is public present to provide comment. None. Brings it back to the Board for
questions, comments or action.
Action Taken: Weihe made a motion to approve staff’s recommendation seconded by Longnecker.
Motion passed 7-0
4. Issues of Concern
Weihe reported a large campsite on the east side of the bridge at Central and McClain.
Rojas said this was not a concern but he would like to know what the construction along by the golf park
and 13th street is.
Morgan replied it’s a new apartment development.
5. Neighborhood Reports: None
The next DAB VI meeting will be held at 6:30 p.m. on Dec. 2, 2019, at the Evergreen Library, 2601 N.
Arkansas, Wichita, KS 67204.
