The Board discussed a few different paths available for the
applicant to pursue such as:
o Modifying a condition of the existing use variance
o Applying for a new use variance application for a heavy
commercial services use in an MU-FS district; or
o Requesting an interpretation of the zoning text to
determine whether the proposed activity (e.g.
“warehousing purposes, to include stocking material for
installation work, storing excess materials (tools and
equipment) is classified as a light manufacturing use
(and if so such activity would align with the 1994 use
variance) or if the proposed activity is classified as an
artisan manufacturing use (and if so, a Conditional Use
Permit would be needed).

Board requested the following items to supplement the
modification of an existing use variance:
o Site plan showing landscaping plan, murals, or any
community amenities the applicant is planning on
including
o Additional outreach to members of the community
discussing this project
o Applicant shall provide information on traffic, noise,
dust and odor
o Provide clarification on the work to be done at the site,
and how the operations are going to function day-to-day
o Applicant shall provide pictures of the vehicles that are
going to and from the site for context
o If there are specific areas of concern from the previous
Zoning Map Amendment Application, applicant shall
directly address these concerns and demonstrate
mitigation strategies where applicable
