DESIGN REVIEW COMMITTEE
TUESDAY, JUNE 21, 2022
1. Call to Order at 6:05 pm
2. Roll Call – Members present: Rachel Harris, Matt Sherrill. Nipun Jain staff.
3. Minutes – Rachel made a motion to approve the draft minutes for 03-01-2022
and 5-24-2022 as presented. Matt seconded. Approved unanimously.

6. New Applications
a. Sign Permit Application: 105 Main Street – The Actors Studio
The Applicant presented signs that would replace existing signs. The Applicant
is really unsure what they would like for signs and wanted to make the least
changes to the existing signage. After brief discussion, the Applicant stated that
they would prefer to low cost solution for signage as they would like to see
what works best in promoting the new business first. Existing signage is non-
conforming and exceeds the maximum sign area that is currently allowed in the
Central Business District. Matt Sherrill suggested that temporary banners
would be more suitable for this intent and that the applicant can directly go to
the Building Inspector to get approval for installing a temporary banner which
can be put up for upto 90 days. The Applicant indicated that they would like to
do that. Rachel requested that the applicant should then withdraw the sign ap-
plication and file again when they are ready with more permanent signs.
Rachel made a motion to acknowledge that the Applicant will withdraw the
sign application and that no further action is required by the City. Matt se-
conded. Approved unanimously.

b. Sign Permit Application: 194 Main Street – Riverside Pediatric Dentis-
try
The Applicant is to install a wall mounted sign on one of the units in the exist-
ing building located at this address. Rachel asked for the floor plan to see how
many units are in the building. This is needed to understand how much square
footage for signage is allowed per unit. Also, how many signs are currently in-
stalled on the building. It was clarified to the sign representative that this would
avoid unnecessary confusion in the future if tenants change or occupy more
than one unit. The sign representative is going to get the requested information
from the applicant.
The sign as presented was otherwise acceptable to the DRC. The total square
footage of the sign is within the allowed area and even if there is additional
sign for the other unit in the building, it should not make the total sign area of
all the signs to exceed the limit. The sign maker was going to get additional in-
formation on any existing signs and ensure that the total sign area does not ex-
ceed the limit. The sign maker was asked to briefly explain how the sign was
going to be installed. DRC was satisfied by the installation details. No lighting
is proposed.
Rachel made a motion to send a positive recommendation to the Planning
Board for proposed sign provided the applicant can provide the floor plans
and details for any other existing signage on the building. Matt seconded.
Approved unanimously.

imously.
