Items for potential discussion by CRC:
ADU bylaw
Zoning map for East Amherst - what can we do easily that would encourage more
housing and mixed-use development of this vital village center. The Com zone doesn't
allow any housing, per zoning, which really restricts the redevelopment potential of this
area.
Use table for duplexes, apartments, townhouses - consider moving to Y and SPR for
most duplex uses in residential zones and adding SP uses for apartments and
townhouses in the RN zone
Discussion of where in town we could establish 40R zones, potentially including looking
at individual parcels like the Mitchell property in North Amherst or the Dakin estate, or
other sets of properties in town that might be good for housing
development/redevelopment - this is a way to address costs of building and the
challenges our zoning bylaw provides, but on a more localized, less general basis.
Dimensional table - lowering the minimum lot sizes for all residential zones, lowering or
eliminating the additional lot area for 2+ residential units, lowering the minimum frontage
requirements in residential zones
Allowing lots that build duplexes to be split into two lots without needing to comply with
dimensional requirements on frontage, minimum lota area, or side setback for shared
wall (so they can be separately owned without needing a condo association)
