Public Hearing 475 Shane Drive The purpose of the Hearing is to consider the — - placement of a manufactured home in a manufactured home park at Shane Drive. Two Variances are requested: the first is to Section 4.6 (F) of the Arlington Zoning Ordinance requiring manufactured homes be placed on an excavated and backfilled foundation. The applicant proposes to site the home on a concrete pad in compliance with Oregon State Building Codes. The second Variance is to Section 4.6 (E) requiring all manufactured homes to contain a minimum of 600 square feet. The applicant proposes a home containing 560 square feet. The subject property is described by the Gilliam County Assessor as tax lot 203 of Assessor's Map 03N 2 IE 28 and is under the ownership of Pacific Investing Inc. The property is designated R-2 Residential. 2. Public Hearing — Columbia View Estates Subdivision, LD-R Zone The purpose of - the Hearing is to apply the Low-Density Residential (LD-R) Zone to the Columbia View Estates Subdivision due to the inadequate services in the area to support a higher density residential zone. Currently, the area is designated R-1, which allows a minimum lot size of 7,500 square feet per single-family home. The minimum lot size in the LD-R Zone is 20,000 square feet per single family home. 3. Public Hearing Port of Arlington, Alkali Estates The purpose of the Hearing is to — - consider a proposed 12- lot subdivision on behalf of the Port of Arlington. The subject property contains 38.65 acres at the southwest corner of the Arlington City Limits, in the Residential 1 (R-1) Zone. The property is legally described as Parcel 2 of Partition Plat 2003-01 and was recently annexed into the City of Arlington. The applicant proposes 11 lots ranging in size from 20,140 square feet to 158,388 square feet.
