findings. The site is currently zoned R 1 but is on the Future Land Use Map as Flexible Development.
The requested zoning of 82 is compatible with the Flexible Development future use. It is adjacent to a
82 parcel so it would not create spot zoning. It is adjacent to residential properties on two sides, and
across from a farm store and residential property. The location is on a paved street and meets all
dimensional regulations of the requested zoning district. Motion by Jabara, 2nd by Kutchey to
recommend to the Township Board to approve the Rezoning of the property at 22900 Armada Center,
parcel I 3-02-23-226-020 from R 1 Residential to 82 General Business because it meets all standards of
section I 9.06.5 of the Zoning Ordinance. Ayes: Jabara, Kutchey, Abercrombie, Kehrig, Murray, Nays:
Arnold, Motion Carried
11. PC Projects: Update to AG Zoning Ordinance
What are our goals in these ordinances because Special Ancillary Agricultural Uses are tied specifically to
farm products. Most AG Acceptable ancillary uses and Value-added Farming are also tied to farm products,
which is limiting the ability of farm owners to maximize the profitability of their properties. Several
properties have kitchens certified by the county that our ordinances restrict their use to 8 months a year and
only for products 50% grown by the operator. Can a farm diversify by creating a year-round product,
without being forced to rezone to commercial / BI. The Commission needs to determine what are the goals.
Motion by Jabara 2nd by Kehrig to extend the meeting by 15 minutes to complete discussion. All Ayes,
Motion Carried.
What uses do you not want to tie to a farming operation? Special land uses can be granted on a case-by-case
basis, as an example, you can limit a use to paved roads. What info will help the commission make a
decision? Sample regulations and definition information was provided in the August packet. We need to
decide what ordinance area SAA/AG Value Added each of these uses belongs: Roadside Stand, Seasonal
Kitchen, Full Service Kitchen, Commercial kitchen, Event barns.
