Overview of Agenda: Blaine Williams B. Zoning Overview for 2400 Lexington Road: Brad Griffin, ACC Planning Director  Zoning overview info, renderings, map of property. Zoning was approved with list of conditions. The conditions are in an ordinance and in order to be changed, they'll need to go back through Planning Commission for review/consideration. C. Committee Zoning-Related Questions: Lexington TAC Members D. Presentation by TAD Applicant: Will Zink (Strategic Capital Partners) & Jacob Everett (McGuire Sponsel) E. Committee Questions & Discussion: Lexington TAC Members  Discussion of current workforce housing need/gap  Proposal includes studio, 1 and 2 bedroom units - limits it for working families. Are we really addressing the housing issues that we have with this project?  Need to be clear about the project and how it is described to the public: workforce housing vs. affordable housing  Concerns that the workforce/affordable housing is now separate from the larger Trinitas project  Concerns that this is a student-targeted larger project and that it won't be kept up after several years, creating issues.  55 units approved as part of main development; they're asking to build 65 more.  Concern that it is 2 different developers; what happens if one of the developers goes bankrupt?  Original proposal was that Trinitas would build 55 affordable units in order to be able to build the other market-rate units? Not sure if the avenue proposed is the only way to go.   Discussion of community benefits agreements and using local subcontractors from our community, especially some minority businesses, so local businesses/entrepreneurs can benefit from the construction work.  Can TAD fund proceeds be used for workforce development efforts within the TAD District? Current lack of construction workers and skilled labor, for example. F. Next Steps: Blaine Williams  Review relevant existing plans and projects that are within this area.
