ZONING BOARD OF ADJUSTMENT
REGULAR MEETING MINUTES
MAY 16, 2022
A regular in-person meeting of the Zoning Board of Adjustment was held on Monday, May
16, 2022, in the Dorothy E. Harrington Municipal Council Chambers, 630 Avenue C, Bayonne,
New Jersey.
Vice-Chairman DiLullo called the meeting to order at 6:13 p.m. and led all in the Pledge of
Allegiance to the Flag. Vice-chairman DiLullo declared a quorum and advised that the Board has
complied with the Open Public Meetings Act/Sunshine Law.
Secretary Lombari called the roll. Present at the meeting were Vice-Chairman DiLullo,
Secretary Lombari, Commissioners Pineiro, DeRos, McCourt, Gamal and Fares. Chairperson
Adams, Commissioners Sisk-Galvin, Blake and Contey were not present.
Also present were Richard Campisano, Esq., Board Counsel, Suzanne Mack, PP City
Planner, and Alicia Losonczy, Zoning Board of Adjustment Administrator.
Adoption of Minutes:
Commissioner DiLullo called for the adoption of the minutes from the April 18, 2022
regular meeting.
Commissioner Lombari made the motion to adopt the minutes and Commissioner Pineiro
seconded the motion. A unanimous vote of eligible members followed.

Communications:
• Letter from Paul Weeks, Esq. dated May 12, 2022 requesting the matter for Application
Z-21-011 – EMMA LOUISE CAMPBELL – Site: 23 Cottage Street; Block 319, Lot 6.01
be carried to the June 20, 2022 regular meeting with no further notice on the part of the
applicant
o Commissioner DeRos made the motion to carry the matter to the June 20, 2022
meeting and Commissioner Gamal seconded the motion. The applicant is
required to serve new notice. A unanimous vote of eligible Commissioners
followed.
Item VII - Public Hearing:
Z-22-001 – THE L GROUP, LLC – Site: NEW HOOK ROAD AND EAST 22ND
STREET; BLOCK 452.02, LOT 5.01 [The applicant is seeking an appeal to the Zoning Officer’s
decision that the use of a commercial parking facility is strictly limited to automobiles and does
not include the parking of commercial vehicles such as trucks, tractor trailers and automobile
transporters.]
Matthew Posada, Esq., attorney for the applicant, requested an adjournment of this matter
until the July 18, 2022 hearing date without further notice on the part of the applicant.
Motion:
Commissioner DeRos made a motion to adjourn the matter to the July 18, 2022 meeting
with no further action on the part of the applicant. Commissioner Pineiro seconded the motion.
