The Historic Preservation Advisory Commission meeting of November 28th, 2023, will
begin at 4:00pm at the Beach Haven Borough Hall.

Pursuant to the Open Public Meetings Act, adequate notice of this meeting, of the
Historic Preservation Advisory Commission, has been provided by posting on the bulletin
board in the Beach Haven Municipal Building, mailing the same to two newspapers, and
by filing a copy with the Borough Clerk.

proposed project Application #2023-011, and Resolution #2023-013, at 113 4th St., if
constructed according to the plans reviewed at this meeting, does follow the historic
design guidelines and (is) in harmony with the visual compatibility of the neighboring
properties.”
If the application is to be approved conditionally, the following phrase should be added:
“This finding is subject, however, to the following conditions:”

Work to be completed: The existing deck on the east side of the hose will be replaced
by a pergola addition. The existing roof, over the existing 2-story wing, in the midsection,
will be raised to raise ceiling heights and add an attic. The existing 1-story rear wing of
the house will be rebuilt with additions to be 2-stories: with family room, mudroom,
laundry, and powder room on the 1st floor and a master bedroom suite on the 2nd floor.
There will be an elevator addition on the rear wing. The existing 3-story section of the
house will be renovated to relocate the staircase and open up the 1st floor and add
bathrooms.

Address: 300 S. Atlantic Ave. Block: #122 Lot: #6

Work to be completed: New single-family dwelling on a short crawl space foundation.
The design will be a two-story reverse living home. The home will be less than 2500 s.f.
of heated space. The exterior will feature Nu-Cedar shake siding and Andersen windows.
The windows will be “tru-light” grilles on the front elevation. The roof will be
Timberline Ultra shingles. Details will include upgrade window trim and brackets on the
front elevation. The front porch will have 5/4”x 6” mahogany decking with 36” high
cellular pvc railings with mahogany top rails. The exterior base will include cultured
brick veneer and brick fireplace. The porch foundation will have square cedar 1” privacy
lattice. The height will be less than the 35’ allowable.

IX. GENERAL DISCUSSION
1. 229 Third St.: Kitty Snyder and Mary Clare Bunce will update Commission on
conversation with Zoning Dept, Borough Engineer, and HPAC Attorney, and
recommendations/ideas generated during conversation.
2. Preferred Product List: Discuss the creation of a list, to be used by the building and
zoning office, of products preferred by the HPAC, that can be shared with residents with
properties in the HPAC zone.
