Pursuant to the New Jersey Open Public Meetings Act, adequate notice of this meeting,
of the Historic Preservation Advisory Commission, has been provided, by posting on the
bulletin board in the Beach Haven Municipal Building, mailing the same to two
newspapers, and by filing a copy with the Borough Clerk.

Work to be completed: Tear off existing siding and replace with 16” white cedar
shakes and 5/4 Azek trim around the windows and doors; to match historical time
period.

“I move that the Historic Preservation Advisory Commission finds as fact that the
proposed project Application #2025-01, and Resolution #2025-02, at 220 Coral St., if
constructed according to the plans reviewed at this meeting, does follow the historic
design guidelines and (is) in harmony with the visual compatibility of the neighboring
properties.”

“This finding is subject, however, to the following conditions:”

Owner: John Peter Purcell Irrevocable Trust DTD
Representative: Keith Burns Architect
Work to be completed: Renovation/Addition to upgrade the home and maximize the
floor area. Scope of work includes an elevator and two new baths. The location of the

addition allows the expansion of two bedrooms to larger sizes. There is no additional
conditioned living space proposed on the first floor beyond the elevator shaft.
The aesthetic of the addition mimics its sister companion in roof line, rafter tails,
height, and siding. The scale of the west façade is larger than its neighbor as the
existing house/porch sits two feet from the property line and the addition must be held
back to five feet to avoid a variance from the land use board. This removes three feet
from the footprint along the west side. The broad façade and the grid work paneling
allows for scroll work motifs to continue the rhythm of the window spacing. This ties
into the existing scroll work on the porch columns.
The other interventions are to add a room on the north east second floor and add a
hallway that connects to the old existing second floor servants quarters, allowing for a
safer entry and new egress window.
