Main, Garry & Kim McGee-332 Pleasant Ridge Rd., John “Skip” Kernan-1006 Warwick Pl, Swansea, Jennifer & Donald Miles-1804 W F St., Tim Johnston-158 Papillon Dr., Swansea, Ricky Ruhman-4567 Orlet Rd., Waterloo, Rick Schmidt-15 N. 10th St. The meeting was called to order at 7:00 p.m. by Chairman Dan Nollman. Roll called, quorum declared. Chairman Nollman noted that all Zoning Board cases heard at this meeting will be considered at the January 5, 2015 City Council meeting. Chairman Nollman asked if there were any corrections to be noted for the November 20, 2014 Zoning Board of Appeals meeting minutes. No corrections were made hence were approved by the Board. -------------------------------------------------------------------- 70-Dec14 – Lisa Holman – Requesting a Use variance in order to operate a daycare center at 7705 West Main St. located in a C-1 Light Commercial Zoning District. (Applicable portion of zoning code: 60-6-43) Ward 4 The applicant explained the request and answered the Board’s questions. Randy Tate, property owner, explained the square footage that will be used by the applicant and available parking spaces. Alderman Anthony had not heard any concerns regarding the request. Chairman Nollman asked the Board for a motion. Steve Zimmerman made a motion to APPROVE the request and seconded by Patrick Sullivan with all present members voting aye. Motion carried. 71-Dec14 – JHK, Inc. d.b.a. Ango Kernan Rental & Sales – Requesting a Special Use permit in order to rent or sell construction and party equipment and supplies at 3827 N. Belt West located in a C-2 Heavy Commercial Zoning District. (Applicable portion of zoning code: 60-6-50) Ward 4 The applicant explained the request and answered the Board’s questions. Alderman Anthony had not heard any concerns regarding the request. Chairman Nollman asked the Board for a motion. Patrick Sullivan made a motion to APPROVE the request and seconded by Rebecca Boyer with all present members voting aye. Motion carried. 72-Dec14 – Garry & Kim McGee – Requesting a Special Use permit in order to use the property for personal use of storing antique cars at 1810 W. Main St. located in a C-2 Heavy Commercial Zoning District. (Applicable portion of zoning code: 60-6- 50) Ward 2 ~1~ Page 2, Zoning Board Meeting Minutes APPROVED December 18, 2014 The applicant explained the request and answered the Board’s questions. Alderman Schmidt had not heard any concerns regarding the request. Chairman Nollman asked the Board for a motion. Don Rockwell made a motion to APPROVE the request and seconded by Tim Price with all present members voting aye. Motion carried. 73-Dec14 – Ben Schaefer – Requesting an Area/bulk variance in order to build an 8 ft. wooden privacy fence with gates on the East and West sides of the property at 4300 W. Main St. located in a C-2 Heavy Commercial Zoning District. (Applicable portion of zoning code: 60-6-48 and 60-7-3) Ward 8 The applicant explained the request and answered the Board’s questions. Alderman Musgrove had not heard any concerns regarding the request. Chairman Nollman asked the Board for a motion. Rebecca Boyer made a motion to APPROVE the request and seconded by Toni Togias with all present members voting aye. Motion carried. 74-Dec14 – Jennifer Miles – Requesting a Use variance in order to erect a building on the backside of the property in order to put a Health Department approved kitchen for the operation of a custom order, delivery based business at 1804 West F St. located in an A-1 Single Family Zoning District. (Applicable portion of zoning code: 60-6-4) Ward 2 The applicant explained the request and answered the Board’s questions. Carolyn King, neighboring property, stated her concerns. Alderman Schmidt had not heard any concerns regarding the request. Chairman Nollman asked the Board for a motion. Rebecca Boyer made a motion to APPROVE the request in the name of the applicant only and seconded by Toni Togias with all present members voting aye. Motion carried.
