PUBLIC NOTICE Rezoning / RZ-5-15-4823 Planned Residential Overlay Concept Plan / PROC-5-15-4824 “North Ridge Cottages” West of NW North Ridge Drive & North of NW Jefferson Street Notice is hereby given that a public hearing will be held by the Planning Commission of the City of Blue Springs on Wednesday, May 27, 2015 at 6:30 p.m. in the Municipal Annex located at 1304 W Main Street for the purpose of hearing parties in interest and citizens on a request by H. Robert Herman, Jr., Net Worth, Owner to consider a request to rezone 4.83+\- acre site from “GB” (General Business) to “MF-10/PR-O” (Low Density Multi-Family District/Planned Residential-Overlay). The applicant is also requesting approval of a Planned Residential Overlay (PR-O) Concept Plan per Section 403.040 of the City of Blue Springs Unified Development Code. The applicant is proposing to develop a 37-unit senior housing development with a community clubhouse. Units are proposed to be single-story with attached garages in a mix of duplexes, triplexes and fourplexes. The site is legally described as follows: That part of Lot 6, NORTH RIDGE 2ND PLAT, Lot 6 & Tract A, a subdivision in Blue Springs, Jackson County, Missouri, and supplemented by the Surveyor's Affidavit recorded December 15, 1994, as Document No. I-1317782, in Book I-2639 at Page 1254, which states that the East Lot line dimensions for Lot 6 is 530.81 feet, described as follows: Beginning at a point on the West line of the Northwest Quarter of Section 30, Township 49, Range 30, in Blue Springs, Jackson County, Missouri, said point being 1725.83 feet South of the Northwest corner of the Northwest Quarter of said Section, said point also being the Southwest corner of NORTH RIDGE VILLAS P.U.D. 2ND PLAT; thence South 88 degrees 24 minutes 30 seconds East, 407.46 feet to the West right of way line of North Ridge Drive; thence South along said West right of way line 530.79 feet to the Northeast corner of NORTH RIDGE 5TH PLAT, LOTS 11 & 12; thence North 88 degrees 25 minutes 34 seconds West 413.02 feet to the West line of said Northwest Quarter; thence North along said West line 530.82 feet to the Point of Beginning.
