Notice is hereby given that a public hearing will be held by the Planning Commission of the City
of Blue Springs on Monday, July 27, 2020 at 6:30 p.m. in the Howard L. Brown Public Safety
Building located at 1100 SW Smith Street, Blue Springs, MO.
ALTERNATE HEARING LOCATION: If, on the date of the public hearing, the City is under
public gathering and personal distancing restrictions, the public hearing will be held via
teleconference. MEETING LOCATION AND PARTICIPATION INFORMATION WILL
BE POSTED ONLINE AT www.bluespringsgov.com/AgendaCenter AND ON THE
MEETING AGENDA.
The purpose of this meeting is to hear interested parties and citizens on a request by the applicant,
City of Blue Springs – Economic Development Staff, on behalf of the property owner, Triad
Investment Properties, LLC, to Rezone (RZ-07-20-7383) the property located at 2209 SW
Westbound US 40 Highway, which is generally located on the north side of Westbound US 40
Highway in between Quarry Road and SW 19th Street. The City’s Economic Development Staff
is requesting the approval to rezone the approx. 3.25 +/- acre site from “GB” (General Business)
and “SF-7” (Single-Family) to “RC” (Regional Commercial). Interested parties may view the

legally described as follows:
Tract I:
Beginning 423.0 feet East of the Southwest corner of the Southeast Quarter of the
Southwest Quarter of Section 36, Township 49, Range 31, Blue Springs, Jackson County,
Missouri; thence North 423.0 feet; thence East 135.0 feet; thence South 423.0 feet; thence
West 135.0 feet to the point of beginning, except that part in US Highway 40.
Tract II:
Beginning at a point 558 feet East of the Southwest corner of the Southeast Quarter of the
Southwest Quarter of Section 36, Township 49, Range 31, Blue Springs, Jackson
County, Missouri; thence North 370 feet; thence East 100 feet; thence South 370 feet;
thence West 100 feet to the point of beginning, except that part in US Highway 40.

Commencing at a point on the East line of the Southeast ¼ of the Southwest ¼ of Section
36, Township 49, Range 31, Blue Springs, Jackson County, Missouri, said point being
977.00 feet South of the Northeast corner thereof; thence South 89 degrees, 37 minutes,
28 seconds West parallel to the North line of said ¼, ¼ Section and along the South line
of Leonard Street as dedicated on the recorded Plat of Hal Clark Addition, a subdivision
of land in said city, county and state, a distance of 275.00 feet; thence South 00 degrees,
02 minutes, 09 seconds East, parallel to the East line of said ¼, ¼ Section, a distance of
312.90 feet to a point on the North line of the North lane of U.S. Highway No. 40; thence
South 89 degrees, 30 minutes, 36 seconds West, along said North line, a distance of 398.61
feet to a point 658.00 feet East of the West line of said ¼, ¼ Section, said point being the
true point of beginning for the tract herein described; thence North 00 degrees, 22
minutes, 28 seconds East a distance of 338.72 feet to a point 952.00 feet South of the
North line of said ¼, ¼ Section; thence North 89 degrees, 37 minutes, 28 seconds East a

Due to the potential of technical difficulties during the teleconference, the City strongly

to CityClerk@bluespringsgov.com in advance of the meeting. All written comments must be
received by Noon on the Friday prior to the respective meeting to be included in the associated
public hearing. Mailed and emailed comments should include “PUBLIC COMMENT: TRIAD
