City of Bonita Springs Board for Land Use Hearings & Adjustments and Zoning Board of Appeals TUESDAY, February 21, 2023 at 9:00am Bonita Springs City Hall 9101 Bonita Beach Road Bonita Springs, FL 34135 MINUTES I. CALL TO ORDER Chairman Anthony Rascio called the meeting to order at 9:00 A.M. II. INVOCATION Board Member Russ Winn furnished the invocation. III. PLEDGE OF ALLEGIANCE Board Member Gary Gambrell led in the Pledge of Allegiance. IV. ROLL CALL Chairman Rascio and all Board Members were in attendance. V. APPROVAL OF MINUTES: November 15, 2022 Board Member Lynda Waterhouse motioned approval of the minutes, Second by Board Member Russ Winn; and the motion carried unanimously. VI. PUBLIC COMMENT VII. PUBLIC HEARINGS EACH CASE WILL INCLUDE A PUBLIC COMMENT PERIOD AT THE CONCLUSION OF THE APPLICANT AND STAFF PRESENTATION A. CASE NAME: OAKLAND COMMERCIAL PLANNED DEVELOPMENT (CPD) (PD21-85799- BOS) A REQUEST TO AMEND ZONING ORDINANCE 16-07 FOR THE OAKLAND COMMERCIAL PLANNED DEVELOPMENT (CPD), WITH THE ADDITION OF A MASTER CONCEPT PLAN AND AMENDED CONDITIONS. Mary Zizzo introduced the project. Staff recommends approval, Applicant agrees to conditions. Stacy Hewett with Banks Engineering, representing the Applicant presented the project. Chairman Rascio questioned what types of vehicles will be stored on the property. Stan Stouder, Applicant, most are from ground maintenance crews, recovery companies, He has found numerous lessees as need to reinstate zoning approvals, obtain a development order for the improvements first.  Board Member Gary Grambell presented questions regarding drainage. Brent Addison, Project Engineer, responded to questions relating to water management for the property. Chairman Rascio made a motion to approve the amendment, second by Board Member Ben Hershenson; and the motion carried unanimously. VIII. CASE UPDATE: Burkhardt CPD Special Exception Ms. Zizzo provided the Board with an update that City Council approved the project. IX. NEXT MEETING: March 21, 2022 at 9:00am (Tentative) X.
