LOCATION: Generally located on 28 Chez Moi Drive, the south side of Greenacres Boulevard, west of Benoit Bayou. IV. BACKGROUND INFORMATION: This property is currently zoned R-MD, (Residential Medium Density). The applicant is requesting a side setback reduction from 10’ (per the plat) to a 5’ for residential construction. The street was not completed going north and the applicant states that the reduction is necessary for successful construction of the residential dwelling. V. PHYSICAL CONDITIONS: This is tract of land is currently empty. VI. UNRESOLVED ISSUES: There are no irresolvable issues at this time. VII. PLANNING ANALYSIS: The Planning Staff discern that the following criteria must be met to approve this request. 1. LAND USE (MASTER PLAN - 2002): Future Land Use Plan: Designates this area for Low Density Residential. Thoroughfare Plan: This property is accessed from Chez Moi Drive, a local residential street. 2.
