New Business:
Request for Variance of Well Regulation, 135 Whites Hill Road (Roadway Setback)
Jasmary Naranjo, property owner, was present before the Board via Zoom.
Ms. McGrath stated the property owner would like to install an irrigation well and is
unable to meet front roadway setback. The back of the property slopes down and it
would not be safe for well drilling equipment to work there. The proposed location is 80
feet from the roadway, however, they do meet all other setbacks. Ms. McGrath has
inspected the site and recommended approval.

Request for Lifeguard Variance, Liberty Park Apartments, 1 Matthew Lane
Alyssa Concannon, Property Manager, was present before the Board via Zoom.
Ms. McGrath stated this is a first time request for variance of the lifeguard provision for
this complex. They have an outdoor pool as part of the office complex. The request is
for a partial variance because they cannot get a lifeguard staffed for mornings Monday
through Sunday between the hours of 10:00 to 11:30 a.m. They will have lifeguards at
other times during the day when they are open. A bather log report for 2022 was
provided. Ms. McGrath asked when the complex was built and Ms. Concannon stated it
was built in 2002.

Request for Keeping of Animals (Chickens), Melody Malone, 65 Wayne Avenue
Melody Malone, property owner, was present before the Board via Zoom.
Ms. McGrath stated this a request for a permit for the keeping of four chickens. The
property owner was in contact with the Health Department on another matter and in the
course of discussion they found there were chickens already on the property and
informed her a permit was required. All required documentation has been provided. The
coop is approximately 15 feet from Wayne Ave and approximately 15 to 25 feet from
Logan Drive. Mike Minihane has inspected the coop and found no problems.
Dr. Bregoli asked how long the chickens have been on the property. Ms. Malone
responded they have been there two years. Dr. Bregoli asked if there are any problems
with the neighbors. Ms. Malone reported there have been no problems. Dr. Bregoli
asked where the waste is kept and Ms. Malone stated she uses it in her garden.
Dr. Nedelman asked about fencing. Ms. McGrath stated there is a vinyl fence around the
property itself and a run area with chicken wire.

Request for Hearing (Housing Code), Housing Order, 185 Shaw Street
Glen Dunmire, property owner, and Virginia Dunmire (daughter) were present before the
Board via Zoom.
Ms. McGrath stated there was a housing order issued on April 27, 2023 as a result of an
inspection that was performed at the request of a tenant. The results of the inspection
were provided to the Board members. The property owner requested a hearing before the
Board on the order.
Ms. Dunmire stated they have been working on the code violations and have most of
them done. Ms. McGrath asked if they were appealing the order or providing an update.
The Dunmire’s indicated they were not appealing, just updating the Board. Ms. McGrath
stated they will have to do another inspection to verify compliance has been achieved.
She asked if they are ready to schedule this inspection. Mr. Dunmire indicated they need
more time. Ms. McGrath stated they will call them on or around June 26 to follow-up on
the compliance. Ms. Dunmire stated she can forward documentation indicating what
work has been done to date.
Dr. Nedelman reviewed the list of violations in the order and asked if the owners agree
that these items will be corrected. The Dunmire’s indicated they agree these will be
corrected.

Informational:
Ms. McGrath updated the Board on beach testing. Sunset Lake did fine, however, Smith
Beach came back too high so that has been posted. This will be retested next Tuesday.
Ms. McGrath reported the Farmers Market is opening on Saturday, June 17 and they will
be onsite to conduct inspections.
Ms. McGrath reported Saturday, July 1 is the Braintree Fourth of July celebration which
will include a mobile food rodeo so they will be conducting inspections there as well.
