NOTICE OF NEIGHBORHOOD INFORMATION MEETING
CP Rail Depot Relocation/Single Family Subdivision
18870-19100 North Hills Drive
As a neighbor* of 18870-19100 North Hills Drive, you are hereby invited by the City of Brookfield to a
Neighborhood Information Meeting to be held on:
Wednesday, June 27, 2018 - 6:30 P.M. to 7:30 P.M.
Common Council Chambers – City Hall
2000 N. Calhoun Road - Brookfield, WI
Kevin Leitermann Properties LLC, owner of 18870-19100 North Hills Drive, Brookfield, WI, is
requesting approval for a rezoning of the property from “M-1” Residence District to “M-2” Residence
and “R-3” Single Family Residence Districts with “MSO-RC” Modified Suburban Overlay-Residential
Cluster and “VAB” Village Area Business District in association with commercial (coffee shop)
occupancy of the relocation of the circa 1867 CP Rail Depot to the intersection of Brookfield Road and
North Hills Drive. No new apartments are proposed. Six new single family lots would be created
between the existing apartments and the relocated depot to be located at North Hills Drive and
Brookfield Road. The new lots would be for the construction of six new single family homes. The
rezoning of this property requires land use amendments to the City of Brookfield 2035 Comprehensive
Plan and The Village Area Neighborhood Plan.
The meeting is an open house. No presentation will be made. Representatives from Kevin Leitermann
Properties LLC and the proposed coffee shop tenant of the CP Rail Depot will be present to answer
questions about the project. City staff will answer questions regarding the plan amendment and rezoning
processes. My office will represent the City of Brookfield and collect written comments for the Common
Council and Plan Commission. Plans are available for viewing on the City’s website
www.ci.brookfield.wi.us
A public hearing regarding this matter is scheduled for Tuesday, July 17th, 2018. A separate public
hearing notice will be mailed.

*A “neighbor” is any property owner within three hundred (300) feet of any part of the land included in the proposed plan and zoning change, i.e. the public
hearing notification limits established in Section 17.08.070 of the municipal code. .
It is possible that members of and possibly a quorum of members of governmental bodies of the municipality may be in attendance at the
above-stated meeting to gather information; no action will be taken by any governmental body at the above-stated meeting.
