NOTICE OF NEIGHBORHOOD INFORMATION MEETING
Proposed B-2 General Business District for 12660 West Capitol Drive.
As a neighbor1 or property owner of the proposed B-2 General Business District rezoning you are hereby invited
by the City of Brookfield to a Neighborhood Information Meeting to be held on:
Wednesday, December 14, 2022 - 6:00 P.M. to 7:00 P.M.

Noby West Capitol LLC is requesting a rezoning of 12660 West Capitol Drive, property tax key BRC1012118,
from the current B-3 Regional Business District to the proposed B-2 General Business District. The proposed
rezoning process is in association with achieving the goals and objectives of the City of Brookfield 2050
Comprehensive Plan (Comp Plan) and the 124th – Capitol Targeted Investment Area node plans. Both the Comp
Plan and node plan have identified this site’s future use as “high density shopping/services” focused. The plan
directs zoning and land use changes to allow for greater flexibility, density, and the introduction of retail uses in
the corridor.
The meeting is an open house. No presentation will be made. City staff will be present to answer questions
regarding the proposed zoning overlay district and the rezoning process. My office will represent the City of
Brookfield and collect written comments for the Common Council and Plan Commission.
A public hearing regarding this matter is tentatively scheduled for December 20, 2022 during the Common
Council Meeting. A separate public hearing notice will be mailed.

1A “neighbor” is any property owner within three hundred (300) feet of any part of the land included in the proposed rezoning or plan change, i.e. the public
hearing notification limits established in Section 17.08.070 of the municipal code.
It is possible that members of and possibly a quorum of members of governmental bodies of the municipality may be in attendance at the above-stated meeting
to gather information; no action will be taken by any governmental body at the above-stated meeting.
Any person who has a qualifying disability as defined by the Americans with Disability Act that requires the meetings or materials be in an accessible location
or format, contact the City Clerk at (262) 782-9650 or 2000 North Calhoun Road, for accommodations. Requests for accommodations for meetings should
be made at least 3 business days in advance of the meeting. Every effort will be made to arrange accommodations for all meetings.
