PLANNING AND ZONING COMMISSION OF THE CITY OF BROWNSVILLE
Pursuant to Chapter 551, Title 5 of the Texas Government Code, the Texas Open Meetings Act, notice is hereby
given that the Planning and Zoning Commission of the City of Brownsville, Texas, has scheduled a Regular
Meeting on Thursday, July 7, 2022, at 5:30 P.M., in the Planning & Redevelopment Conference Room, on the
Second Floor of the City Plaza Building – Planning & Redevelopment Department, located at 1034 East Levee
Street, Brownsville, Cameron County, Texas, 78520.
Pursuant to Section 551.127, Texas Government Code, one or more Commissioners or employees may attend this
meeting remotely using videoconferencing technology. The video and audio feed of the videoconferencing

1. Consideration and Action to appeal the denial of Determination Certificate D-22-018-G under the
Grandfather Clause Exemption, Sec. 3.1.5 – Exemptions to Platting.

PUBLIC HEARINGS:
1. Public Hearing and Action on Ordinance Number 235-2022-016-S: To rezone from Commercial
Corridor (CC) to Regional Center (RC) with a Specific Use Permit to allow an event center for an
approximate 2000 square feet out of the northwest corner of Lot 1, Block 1, La Placita Subdivision,
Cameron County, Texas, located at 1655 East Ruben Torres, Sr. Boulevard, Brownsville, Texas 78526.
2. Public Hearing and Action on Ordinance Number 235-2022-017: To rezone from Residential Single
Family (R-1) to Residential Transition (R-3) for 0.370 acres, more or less, in Block 42, Share 27, El Jardin
Subdivision, Cameron County, Texas, located at 4535 Bowie Road, Brownsville, Texas 78521.
3. Public Hearing and Action on Ordinance Number 235-2022-18-S: To rezone from Traditional
Neighborhood Corridor (TN-C) to Regional Center (RC) with a Specific Use Permit to allow a used car lot
for Lot 8, Block 8, East Brownsville Addition Subdivision First Section, Cameron County, Texas, located
at 1833 Southmost Road, Brownsville, Texas 78521.
4. Public Hearing and Action on Ordinance Number 235-2022-906: To rezone from Residential Estate
(RE) to Commercial Corridor (CC) for an approximate 1.0 acres out of the Southeast corner of 3.24 acres
out of Lot 7, Block 306, El Jardin Resubdivision, located on the Northwest corner of California Road and
South Indiana Avenue, Brownsville, Texas 78521.
5. Public Hearing and Action on Ordinance Number 2022-235.100 to amend the Unified Development
Code (UDC), Article 4 – Zoning Regulations, 4.4.3 Permitted Use Chart, to allow recreational vehicle parks
(RV Parks) in the Agriculture (AG) zoning district; and to allow temporary worker housing in Agriculture
(AG), Light Industrial (LI), and High Industrial (HI) zoning districts.
