NOTICE OF A PUBLIC MEETING OF THE
PLANNING AND ZONING COMMISSION OF THE CITY OF BROWNSVILLE
Pursuant to Chapter 551, Title 5 of the Texas Government Code, the Texas Open Meetings Act, notice is hereby given that
the Planning and Zoning Commission of the City of Brownsville, Texas, has scheduled a Regular Meeting on Thursday,
November 3, 2022, at 5:30 P.M., in the Commission Chambers, on the Second Floor of the Brownsville City Hall – Old
Federal Building, located at 1001 East Elizabeth Street, Brownsville, Cameron County, Texas, 78520.
Members of the public who submitted a “Public Comment Form” will be permitted to offer public comments as provided
by the agenda and as permitted by the presiding officer during the meeting.
A recording of the meeting will be made and will be available to the public in accordance with the Open Meetings Act.

1. Public Hearing and Action on Ordinance Number 2022-235.102 to amend the Unified Development Code
(UDC), Sec. 5.3 - Signs, and dealing with related matters.
2. Public Hearing and Action on Ordinance Number 235-2022-004-V: To consider a variance for a 30-foot
illuminated pylon sign in Commercial Corridor (CC) for Lot 1, Block 1, O’Reilly Huisache Addition, Cameron
County, Texas, located at 7295 North Expressway 77, Brownsville, Texas 78575.
3. Public Hearing and Action on Ordinance Number 235-2022-005-TABC: To consider an exemption to land
spacing requirements established by the Texas Alcoholic Beverage Commission to allow a bar for an
approximate 800 square feet out of a 6,160 square foot tract in Lots 8 & 9, Block 93, Brownsville Original
Townsite, Cameron County, Texas, located at 716 East 12th Street, Brownsville, Texas 78521.
4. Public Hearing and Action on Ordinance Number 235-2022-028: To rezone from Residential Single Family
(R-1) to Commercial Corridor (CC) for 3.744 acres out of an 18.94-acre tract out of a 568.84-acre tract, Share
14, Espiritu Santo Grant, Cameron County, Texas, located at the intersection of Summerhill Boulevard and FM
1732, Brownsville, Texas 78520.
5. Public Hearing and Action on Ordinance Number 235-2022-029: To rezone from Commercial Corridor
(CC) to Regional Center (RC) for Lot 1, Boca Chica Acres Subdivision, City of Brownsville, Cameron County,
Texas, located at 4814 Boca Chica Boulevard, Brownsville, Texas 78521.

6. Public Hearing and Action on Ordinance Number 235-2022-030: To rezone from Agricultural (AG) to
Residential Transition (R-3) for 10.00-acre tract of land out of a 20.00-acre tract, all out of Lot 9, Block 104,
El Jardin Resubdivision, Share 29, Espiritu Santo Grant, Cameron County, Texas, located on South Dakota
Avenue Brownsville, Texas 78521.
7. Public Hearing and Action on Ordinance Number 235-2022-031-PD: To establish a Planned Development
District (PD) for a 4.98-acre tract of land out of Lot 1, Blocks 15, Rio Bravo Subdivision Section I, Cameron
County, Texas, located at 4541 U.S. Military Highway Brownsville, Texas 78520.
