I. CALL TO ORDER
John called the meeting to order at 3:04 pm.
II. ROLL CALL
John O’Brien, Suzy Kelly, Vic Kuklin, Katy Welter, Jo Reese, Nancy Locke, and Melanie Roth,
attended in person. Joel Benson and Jamie Graves attended in person as Town of BV staff.
Steve, Laura, and Graham Turk attended as members of the public.
III. AGENDA ADOPTION
Nancy requested that we discuss North Gunnsion property demolition to the agenda. Suzy moved
to approve the agenda as amended; Jo seconded the motion. The motion carried unanimously.
IV. APPROVAL OF MINUTES – August 3, 2023
Suzy moved to approve the minutes; Jo seconded the motion. The motion carried unanimously.
V. PUBLIC COMMENT
None.
VI. BUSINESS ITEMS
A. 400 W Main St.
Steve and Laura (and their son Graham) Turk shared that they recently purchased 400 W
Main St and they are looking to update the windows, paint the exterior, and possibly add
solar panels. They would also like to
Katy discussed the process for pursuing preservation tax credits. Melanie offered to
share contacts for professionals who do this kind of work. Katy will follow up with
B. Pearl Theater update
After local landmarking, the Groy’s also pursued the Colorado Preservation Inc’s “Most
Endangered Places” grant.

C. Colorado Preservation Inc. – Saving Places on the Road in La Junta
Nancy attended this conference, really enjoyed it, and shared some highlights:
preservation can cultivate positive community relationships, is environmentally friendly,
and can contribute to affordable housing. Biggest takeaway for BV would be to host
Saving Places on the Road, perhaps in summer 2025. Nancy spoke with the CPI director,
who is very interested in the “On the Road” being in Buena Vista, and starting with a CPI
board meeting, possibly next year (2024), where they would also determine the suitability
of BV for “On the Road” in 2025 or beyond.
D. Annual CLG Report
John requested everyone’s preservation-related training hours for inclusion in the CLG
annual report, which is due November 1. He will also email a reminder.
E. 121 North Gunnison property demolition
The owner of a potentially historic building located on Gunnison Ave was allowed to
demolish it without HPC review. Joel explained that the demo permit was issued by the
County and may not have been submitted to the Town for approval; or, if it was
submitted, then it may have been authorized improperly without HPC review.
Joel also mentioned that an owner of a potentially historic building was interested in
dismantling and moving the building, and asked how we’d like to handle that. HPC
offered to meet with the property owner to discuss the best way to approach a project like
that.
F. Princeton Hotel Sign
Dan Courtright had requested input for the restoration of the historic Princeton Hotel, as
the current owners would like to keep it. Melanie will email Dan some recommendations.
G. Staff updates
Joel shared that a property owner who received some informal input regarding a façade
renovation from HPC is now under the impression that the property does not require
additional review. This example points to the importance of making it clear when
feedback is informal and where formal review is still required.
H. Town of BV Budget
HPC will request the same amount as in the past, and the budget work session will be on
Tuesday.
I. Updates from related organizations and general discussion
Vic shared that the Curtis Legacy exhibit ends Sunday afternoon and has been
spectacular, after which the Museum will be shut down for the winter. Suzy reported that
they got a boiler and are fundraising for the installation. Apple Fest was a big success,
and more apples will be for sale this Sunday. The big goal for next year is more staff for
the increasing number of events and attendees.

Katy shared that the environmental remediation work will be finished next week, after
which the remaining rehabilitation work will take place.
Jo asked to discuss the historic trees that may be jeopardized by the Sangre de Cristo
project to prune trees within their right-of-way. Suzy suggested that we wait to see
Sangre’s plan before taking action. John suggested that we make this an agenda item at
next month’s meeting, with a plan to vote on taking action.
VII. NEXT MEETING
The next meeting will take place on Thursday, November 2 at The Community Center – Aspen
Room.
VIII. ADJOURNMENT
John O’Brien adjourned the meeting at 4:45.
