Planning Board
Meeting Minutes
June 18, 2025
10:30 a.m.
At 10:30 a.m., Chairperson Johnson called the June 18, 2025, Planning Board Meeting to order. The
Pledge of Allegiance was recited and there was a moment of silence. The following members attended:
David Steele, Diane Baker, Ashley McEntee and ETJ Alternate Normand Neligon.
Also present: Commissioner Watts, Board Liaison; Chad Hicks, Town Administrator and Nicole
Hewett, Assistant Town Administrator/Town Clerk.
Absent: Member Ruth Ann Campbell and Alternate Member George Grant.
Approval of Minutes:
MEMBER BAKER MADE A MOTION TO APPROVE THE MINUTES OF THE APRIL 16, 2025,
PLANNING BOARD MEETING. MEMBER NELIGON SECONDED THE MOTION.
CHAIRPERSON JOHNSON CALLED FOR A VOTE AND MOTION CARRIED BY UNANIMOUS
VOTE.
Administrative Reports:
Mr. Hicks said we still have not heard when Publix is going to start. Mr. Hicks said Walmart has started
construction. Mr. Hicks said there was nothing new with the golf course.
New Business:
Work Session on the CAMA Land Use Plan Draft Chapters 1and 2:
Wes Macleod from Anchorpoint Planning thanked the Planning Board for having him at the meeting.
Mr. Macleod reviewed the timeline presentation (a copy of this presentation is on file with the town
clerk). Mr. Macleod said sometime in July/August we will hold a public participation meeting and will
discuss logistics with staff. Mr. Macleod said the next meeting for discussion on the CAMA Land Use
Plan will be in August. Mr. Macleod said between now and then they would get more homework. Mr.
Macleod discussed the data of the community survey with 1,261 surveys received from the public. There
was discussion on closing the survey. It was the consensus of the Planning Board to close the survey for
the CAMA Land Use Plan. Mr. Macleod reviewed draft copies of Chapters 1 and 2 (copies of these draft
copies are on file with the town clerk). Mr. Macleod said we will have to start thinking of a vision
statement. There was small discussion on parks/activities for children.

MEETING AT 11:26 PM. MEMBER STEELE SECONDED THE MOTION. CHAIRPERSON
JOHNSON CALLED FOR A VOTE AND MOTION CARRIED BY UNANIMOUS VOTE.
