We have added the lot coverage requirements to the lot requirements. B. We have added lot coverage to the lot summary table. Subdivision and Land Development Ordinance: A. Plan Type - We have requested Final Plan review on the plan. B. Section 22-406.1 – We have provided Lot Requirements on the plan. C. Section 406.1.C – We have added the cartway width to the plan. D. Section 406.1.N – We have added a signature block for the Borough Planning Commission. Other Comments: A. Once the subdivision is approved a deed for each parcel is written and conveyed to each owner. Then you are requesting that each owner then write another deed conveying their original lot and the parcel they just received into another deed from themselves to themselves. Some attorneys and owners are wondering if this is to be required by the Borough as this is an added expense. Please contact me to discuss any further questions or concerns here at the office. I concur with the comments provided by the Adams County Office of Planning and Development, so please address each. We have addressed the County Planning comments. 2. The signature block for the Planning Commission (which needs to be added) and the Borough Council should not provide for the Borough Manager's signature, as I only sign Lot Additions. Please provide both PC and Borough Council signature blocks with the appropriate person signing. We have added the Borough Planning signature block and revised the Borough Councils signature block. 3. Please clarify that the previous lot lines will be extinguished, and the plan approval will result in two lots, with new deeds for each parcel. We have added verbiage along the property lines to be abandoned. We have advised our client that new deeds will need to be drawn up.
