VILLAGE OF CHAGRIN FALLS ARCHITECTURAL BOARD OF REVIEW SEPTEMBER 19, 2023 Mee ng Called to Order 8:30 A.M. Members Present: Bill Childs, George Clemens, Phil Koepf, Wendy Naylor, Janna Lutz, Steve King (absent) Also Present: Dominic Cribari, Joan Andersen APPROVAL OF MINUTES Mo on by Childs, seconded by Naylor to table approval of minutes. Childs wanted to add to the Delaney submission at 189 Senlac Hills Drive. In the minutes from September 5, 2023, it said he suggested making the entry wider and more pronounced with a pediment and columns and a wider entry door to balance the massing of the composi on. Childs said he wanted it changed to say that he suggested a wider entry door with side lites. 1. Hicks & Honsa 210 South Main Street Exterior Altera on-Preliminary Dave Jansen (Architect) presented these plans. He said that they are remodeling the second-floor bathroom and adding a third-floor bedroom/bath. He said because of the addi on they are adding shed dormers on the north and south of the house. He said that all the material will match the exis ng house. Clemens said that he did not think there was any nega ve impact on the house and that the addi on feels right. Summa on-mo on by Naylor, seconded by Childs for preliminary approval of plans as presented. Roll Call: Lutz-yea, Childs-yea, Naylor-yea. Mo on passed. 2. Riverbend Equi es 45 Walnut Street Exterior Altera on-Preliminary Steve Cicire o (Architect) and Jim McClurg (Homeowner) presented these plans. Building and Zoning Inspector Dominic Cribari said that they need to go to the Board of Zoning Appeals for a front yard setback variance because the front porch is encroaching. Steve said they are turning the front of the house back to its historic appearance and having it more consistent with the original drawings. He said it will match the adjacent house next door. Steve said that they took the recommenda ons from the Board and reduced the massing and changed the garage to look more like a garage instead of an element of the house. Clemens said that nothing they are doing looks bad and Koepf agreed, he thought it was much improved. Childs said he thought the composi on and massing looked good but thought they should simplify the hood on the garage. Summa on-mo on by Naylor, seconded by Childs to approve plans as presented with simplifica on of the garage hood. The Board also recommends approval of the front yard set back variance. Roll Call: Childs-yea, Lutz-yea, Naylor-yea. Mo on passed. Dominic said that he needs a cer fied survey for the variance. 3. Mathe 65 West Washington Street Fence Gate-Final Derek Kuryla (Landscape Architect) presented these plans. He said that they are adding two ver cal double gates and one single gate on the corner. Summa on-mo on by Naylor, seconded by Childs to approve plans as presented for swinging metal gates with barn stone piers. Roll Call: Naylor-yea, Childs-yea, Lutz-yea. Mo on passed. 4. Shivers 269 North Street Windows John Radenbaugh (Renewal by Andersen) presented these plans. Clemens said that they are complying with the recommenda ons from the Historical Report and that they are using a high-quality window.
