VILLAGE OF CHAGRIN FALLS ARCHITECTURAL BOARD OF REVIEW APRIL 2, 2024 Meeting Called to Order 8:30 A.M. Members Present: Bill Childs, George Clemens, Phil Koepf, Wendy Naylor, Steve King (Absent) Also present: Dominic Cribari Motion by Naylor, seconded by Childs to approve the minutes of the March 19, 2024, meeting. Roll Call: Naylor-yea, Childs-yea. Motion passed. 1. Chagrin History Center 87 East Washington Signage-Final Building and Zoning Inspector Dominic Cribari explained that the original sign snapped in half, and they are proposing a new one. Ruth Zeager (Executive Director) and Bob Wrowick presented these plans. Ruth said that they were changing their name and logo, so they had wanted to replace the sign and mother nature took care of the sign for them. She said the sign is a little more modern. She said they are working with Ken Roby the Village Blacksmith who will be creating the cast iron frame with aluminum composite board sign designed to mimic segmental arch window elements of the Italianate style History Center house. She said the lettering will be created by Fast Signs. She said the size is the same as the former sign. Ruth said that Fast Signs will create the sign first and then Ken will finish. The sign will be set in concrete and located closer to the brick walkway. Summation-motion by Naylor, seconded by Childs for final approval of plans as presented. Roll Call: Childs-yea, Naylor-yea. Motion passed. 2. Bower 345 North Main Addition-Preliminary Justin Davies (Architect) and Doug Bowers (Homeowner) presented these plans. Justin said that this was previously reviewed as a walk-in. He said that they want to add a two-car garage with a connection to the existing home. He said they want to add a covered porch to the rear of the home. Justin said that they are also working with a landscape architect for the yard. Clemens asked what materials they were using for the windows and Justin said they are doing aluminum clad SDL windows. Childs recommended window lites that match throughout. Summation-motion by Childs, seconded by Naylor for preliminary approval of plans as presented. Roll Call: Naylor-yea, Childs-yea. Motion passed. 3. Gile 208 Bell Street Exterior Alteration-Final Chris Lachman (Contractor) presented these plans. Building and Zoning Inspector Dominic Cribari said that this is being presented as a siding change, but they want to remove the chimney because it is failing. Chris presented photographic evidence of the deteriorated chimney. He said they are taking the chimney down and removing the siding. He said they are going to case the windows in boral and will replace the siding with matching materials. Summation-motion by Naylor, seconded by Childs for final approval of plans as presented. Roll Call: Childs-yea, Naylor-yea. Motion passed. 4. 97 Williams LLC 97 Williams Street Field Change-Final George Clemens (Architect) presented these plans. He said that the drawings they presented previously showed one over one windows, but the plans were to install two over two windows. The Board thought those looked better. Summation-motion by Childs, seconded by Naylor for final approval of two over two window plans as presented. Roll Call: Childs-yea, Naylor-yea. Motion passed. 5. Schron 117 Elm Court Building and Zoning Inspector Dominic Cribari said that they received preliminary approval for their variance last week and are here for final approval. Antoinia Marinucci (Architect) and Gary Spaeth (Architect) presented these plans. They said they received approval for the variance from the Board of Zoning Appeals. They said they were back for final approval of the plans that the ABR had previously given preliminary approval. Summation-motion by Naylor, seconded by Childs for final approval of plans as presented, after variance approval by Board of Zoning Appeals. Roll Call: Childs-yea, Naylor-yea. Motion passed. Walk-In 146 South Main Scott Hays (Homeowner) said that they are in the middle of a renovation. He said he is requesting a field change. He wants to remove the center and right windows on the north elevation second floor due to furnace placement and laundry room configuration. Koepf stated that this issue should have been resolved at the drawing level. The Board looked at options and recommended retaining the right and left end windows and removing the central window as a compromise solution.
