VILLAGE OF CHAGRIN FALLS ARCHITECTURAL BOARD OF REVIEW JUNE 18, 2024 Meeting Called to Order 8:30 A.M. Members Present: Bill Childs, George Clemens, Steve King (Absent), Phil Koepf, Wendy Naylor Also Present: Dominic Cribari, Joan Andersen (absent) APPROVAL OF MINUTES Motion by Naylor, seconded by Childs to approve the minutes of the June 4, 2024, meeting. Roll Call: Naylor-yea, Childs-yea. Motion passed. 1. Reverbed Equities LLC 45 Walnut Exterior Alteration Stephen Ciciretto (Architect) and Jim McClurg (Owner) presented these plans. Stephen reviewed alterations since the preliminary approval. There is no window on the garage south elevation due to proximity to neighbors and concern about theft. A stone-faced portion of the north elevation option was reviewed and rejected by the board as not consistent with the Queen Anne historic architecture of Chagrin Falls. Board stated that rake needs a detail in the drawing that they are to match the existing. The turned column and spindle option was recommended by the board as consistent with the Queen Anne style of the house, instead of straight rails and columns. The side dormer needs to be pulled out and defined to blend with the architecture of the house. Childs stated that the roof line at the portion linking the house to the garage needs to be lowered to improve the composition and massing. Applicant stated that the height is needed to access the third floor over the garage. Summation: Motion by Naylor, seconded by Childs to table the plans as presented with comments to include lowering the roof at the link between the house and garage and restudy massing, re- design dormer to pull it forward; and provide detail in drawing about rake to match the existing and specify turned columns and spindles. Roll call: Childs-yea, Naylor-yea. Motion passed. 2. Brooks 218 Noth Main St Exterior Alteration Owner Peter Brooks and Jennifer Hurd presented these plans. Peter said that they want to raise the garage roof and add dormers to the front and back to create a home office. Childs stated that the existing house is a nice composition, but that the dormer at the garage throws it off balance creating a heaviness that pulls focus off the main portion of the house. The Board reviewed options including adding a pedimented front entry and dormers to the main house to provide balance, a shed dormer at the rear, exploring access to the attic space of the main house and using shed dormers. Summation-motion by Naylor, seconded by Childs to table plans to restudy the proposed composition to make the dormer less dominant. Roll Call: Childs-yea, Naylor-yea. Motion passed. 3. DiSanto 117 Walnut Exterior Alteration -Final Architect Goerge Clemmens presented these plans which had been previously approved without the rear shed dormer. The Board determined that the shed roof at the rear elevation blends with the character of the house. Summation-motion by Naylor, seconded by Childs for final approval of plans as presented. Roll Call: Childs-yea, Naylor-yea. Motion passed. 4. Odd Fellows 16 North Main St Signage -Final Sign designer presented drawings which were approved by the Board. Summation-motion by Childs, seconded by Naylor for final approval of plans as presented. Roll Call: Childs-yea, Naylor-yea. Motion passed. 5. Bowers 345 North Main St Exterior Alteration- Final Architect Justin Davies and owner Doug Bowers present plans. Alterations since preliminary approval including mud room and several windows which were reviewed by Board and met with approval Summation-motion by Naylor, seconded by Childs for final approval of plans as presented. Roll Call: Childs-yea, Naylor-yea. Motion passed. 6. Clark 187 Columbus St Exterior Alteration- Final Architect Don Pluckett presented plans which reduced the size of the porch to stay within the setback requirements. Board recommended that the shed roof line be pulled in to line up with the column architrave, along with pulling in the overall width of the front elevation steps. Summation-motion by Naylor, seconded by Childs for final approval of plans as presented with comments including: the shed roof line be pulled in to line up with the column architrave; and pulling in the overall width of the front elevation steps. Roll Call: Childs-yea, Naylor-yea. Motion passed. Walk-In Bowman Residence 276 North Main Architect requested guidance in field changes resulting from rot in existing framing discovered during construction. Alterations include replacement of doors with windows in two locations and a window change. The Board was supportive of the proposed changes. Odd Fellows 16 North Main Signage Proposing one wall and one projecting sign. 5. Bowers 345 North Main Exterior Alt – Final Proposing addition to home including new attached garage. 6.
