ARCHITECTURAL BOARD OF REVIEW
JULY 16, 2024
Meeting Called to Order 8:30 A.M.
Members Present: Bill Childs, George Clemens, Phil Koepf Janna Lutz, Wendy Naylor, Steve King (Absent)
Also Present: Dominic Cribari, Joan Andersen
APPROVAL OF MINUTES
Motion by Naylor, seconded by Childs to approve the minutes of the July 2, 2024, meeting. Roll Call:
Naylor-yea, Childs-yea, Lutz-abstain. Motion passed.
1. Blech 168 Greenbrier Exterior Alteration-Final
Childs read the Historical Significance Report and said that the house at 168 Greenbrier Drive does not
meet the standards of a Historically Significant Property and the changes will have no adverse effect on
the design and historical significance of the house because it is not historically significant. Motion by
Naylor, seconded by Childs to receive the HSR report. Roll Call: Naylor-yea, Childs-yea, Lutz-yea.
There was no one here to represent this project.
2. Stern 68 Ridgewood Demolition-Preliminary
Michael Cato (Architect) and Todd Stern (Homeowner) presented this project. Building and Zoning
Inspector Dominic Cribari said that he doesn’t know if the ABR would like them to have a Historical
Report and Naylor said she thinks they need one to follow the guidelines and because demolition is
involved. Dominic said any demolition plans approved during prelim still are contingent on final
approved plans. Mike said that he had been here previously as a walk-in and took the suggestions of the
Board and changed the house from a stucco to a painted brick home. He said they brought the roof
pitches down, and they took the gables down on the garage so it would appear lower. Mike said they
added windows to the side elevation making it look more like an English Cottage style home and added a
porch to the back. Clemens said it was a neutral version of an English home and works with the houses
on the street. He thinks the side elevations work. He said it feels like it fits the neighborhood. Childs said
they did a nice job on the massing and composition. He said he thought the dormer was too big and that
there needs to be a progression of hierarchy. He said to change the window to a single. He said the lights
and mullions need to be consistent. He said the side elevation needs an architrave. He said to break up
the garage and add a hood to make it feel better. He also said to add a brick chimney to balance the
composition of the home and add a window to keep the rhythm. Koepf said to add some character to
the windows and that they need to look at the front stoop. Naylor said that the shutter style is more a
smaller cottage style home and to look at flat panels for simplicity. Todd said that they originally brought
in the stucco style home and took the recommendation of the Board and made the changes that were
recommended to them. He said they are just trying to beautify the street. Childs said that they just need
to do some tweaking of the details so that it is more consistent with the charm and feel of Chagrin Falls.
Summation-motion by Naylor, seconded by Childs to table the plans for the following reasons: The Board
requested an HSR; Restudy and reduce the dormer on the front; Consistency of the window lite
language; Consistency with windows, either mullions or no mullions; Restudy the shutter for a simpler
style; Add architrave at the rear of the house; Restudy the stoop, step entry & add a landing; Add detail
to the window sills; Break up the large saddle at roof of garage and add a hood; Add a recessed chimney;
Study rake board and lintel and add details to the brick mold. Building and Zoning Inspector Dominic
Cribari explained the process once they get the HSR report back, bring in changes that the board
recommended, they’ll review those and if they are fine you submit for final with your construction
documents and then it goes to plan review, once they approve it then you will receive a building permit.

3. Stecker 276 High Street Accessory Structure-Preliminary
Dave Janson (Architect) and Rose Stecker (Homeowner) presented these plans. Dave said that they want
to demolish the existing garage since it sits on a drain and is sinking. He said they want to build a new
two-car garage that will be pulled forward. He said that it will have a small reverse gable. He said the
house is aluminum and vinyl siding and that they want the garage to be vinyl.
The meeting was open to the public for the demolition of the garage. No one was there to speak about
it.
Summation-motion by Naylor, seconded by Childs for preliminary approval of plans as presented. Roll
Call: Lutz-yea, Naylor-yea, Childs-yea. Motion passed.
4. Chagrin Falls Dental 45 East Washington Signage
Gil Macias (Fast Signs) presented this project. He said that Chagrin Falls Dental wants to put a logo sign
on the front of the building. The Board discussed whether one tenant could put their sign on the building
in a nontraditional sing location covering up an architectural feature.
Summation-motion by Naylor, seconded by Childs to table this discussion for the following reason: they
need to have the Village Law Director review this request regarding the compliance code for building
signs. Roll Call: Lutz-yea, Childs-yea, Naylor-yea. Motion passed.
5. Trueblood 84 East Washington Field Change
David Schelhorn (Architect) presented these plans. He said that they want to change the east and south
elevation by eliminating one window on the addition and change the sliding door from a triple to a
double. Childs said they need to break up the façade and that they cannot have a big blank wall at the
east elevation. He also suggested filling in the wall where the door is on the east elevation. He said that
they need to select a slider more consistent with the house.
Summation-motion by Naylor, seconded by Childs to table this discussion for the following reasons: They
need to restudy the window and doors. Roll Call: Lutz-yea, Childs-yea, Naylor-yea. Motion passed.
Walk-In 305 East Washington
Dave Jansen said that they are looking to tear down the house and build a two-story house with one-
story section being a covered porch. He said the house sits way back on the property and is not visible
from the street. They would build this house to align with the neighboring house. He said that the front
would be a classical Chagrin Home. He would add decorative siding. Childs said that massing and
composition looks good. He said to add two dormers instead of one and add columns. He said that a flat
roof would read better and that he needs to define the hierarchy.
