VILLAGE OF CHAGRIN FALLS ARCHITECTURAL BOARD OF REVIEW FEBRUARY 18, 2025 Meeting Called to Order 8:30 A.M. Members Present: George Clemens, Mike Corkran, Chuck Fazio, Steve King, Phil Koepf, Wendy Naylor Also Present: Dominic Cribari, Joan Andersen APPROVAL OF MINUTES Motion by Naylor, seconded by Kaminski to approve the minutes of the February 4, 2024, meeting. Roll Call: Fazio-yea, Corkran-yea, King-yea, Naylor-yea, Kaminski-yea. Motion passed. 1. Newell 62 East Summit Exterior Alteration-Preliminary King read the Historical Significance Report and said because the house is more than 100 years old the subject property meets the standards of a “Historically Significant Property”. The proposed design does follow the “guidelines: for “preservation of features”, “replacement of features”, and “compatibility”. The proposed changes are at the rear of the house and are not visible from E. Summit Street. Motion by King, seconded by Naylor to receive the HSR report. Roll Call: Corkran- yea, Kaminski-yea, Fazio-yea, King-yea, Naylor-yea. Phil Koepf (Architect) presented these plans. Phil said that nothing has changed since they presented this as a walk-in. He said that the only thing that has changed is the structural beam was in the wrong place and that has been corrected. Clemens said that it looked nice but said the windows should look more like double hung. Summation-motion by Naylor, seconded by Kaminski for final approval of plans as presented with second floor six over six windows. Roll Call: Corkran-yea, Fazio-yea, King-yea, Naylor-yea, Kaminski-yea. Motion passed. 2. Barone 139 Solon Road Exterior Alteration-Final Joe Myers (Architect) and Mike Skoda (Skoda Construction) presented these plans. Mike said that they are adding an addition of a porch and a wing off the back of the house. He said the massing is the same and that they took the recommendation of the board and changed the chimney to a fully masonry one. Clemens asked if they had extended the rakes on the beams and Joe said that they had extended them. Summation-motion by Naylor, seconded by King for final approval of plans as presented. Roll Call: Kaminski-yea, Fazio-yea, Corkran-yea, King-yea, Naylor-yea. Motion passed. 3. 23 Bell Street LLC 23 Bell Street Fence-Final Roberto Vega-Peralta (Architect) presented these plans. Roberto said that they are constructing a waste enclosure. He said that they are using a natural wood look so that it would blend in with the street. Summation-motion by Naylor, seconded by Kaminski for final approval of plans as presented. Roll Call: King-yea, Corkran-yea, Fazio-yea, Naylor-yea, Kaminski-yea. Motion passed. 4. Prack 289 East Washington Exterior Alterations-Final Becky Pantuso (Architect) and Jackie Prack presented these plans. Becky said that it is exactly how it was before except they took recommendations of the Board showing the 2” topography. She said the Board recommended pulling the gable end out, but it wasn’t cost effective to do that. She said the rear is echoing the front. Summation-motion by King, seconded by Naylor for final approval of plans as presented. Roll Call: Fazio-yea, Corkran-yea, Kaminski-yea, Naylor-yea, King-yea. Motion passed. Walk-In 88 Carriage Stone Becky Pantuso (Architect) presented these plans. She said the Board had recommended that they had columns to the front and that her client doesn’t want to add them. Kaminski said that what Becky is doing is an improvement to what is there. Clemens said to scale it larger and project it. Walk-In 305 East Washington Dave Janson (Architect) presented these plans. He said that the Board had requested a site plan showing how they are addressing grading on the site. He said that the trees in front of the property are the owners and have been removed. He said that they moved the proposed house and pulled in the chimney to get it off the property line. Dave said that everything will be graded and that they are removing the existing storm drain to the hillside. Clemens said he thought it was going to work for grading. Dave said that he had to show ABR the plans before he could go to BZA about the front porch. Clemens said that the grading would have no adverse effect.
