ARCHITECTURAL BOARD OF REVIEW
MARCH 4, 2025
Meeting Called to Order 8:30 A.M.
Members Present: George Clemens, Mike Corkran, Chuck Fazio, Phil Koepf, Wendy Naylor, Eric
Kaminski (Absent)
Also Present: Dominic Cribari, Joan Andersen
APPROVAL OF MINUTES
Motion by King, seconded by Naylor to approve the minutes of the February 18, 2025, meeting. Roll
Call: Fazio-yea, Corkran-yea, King-yea, Naylor-yea. Motion passed.
1. Christie 180 Senlac Hills Exterior Alteration-Preliminary
Ryan Schmidt (Architect) presented these plans. Ryan said that they have a two-car garage with
attic space that they want to enlarge for more living space. He said they want to restyle it for more
curb appeal. Clemens said that they need to see the surrounding houses. Koepf said that the
addition is going on the existing footprint of the house. Clemens said he doesn’t like the pork chop
eave and that they need to match the existing home’s details. He said to add more mass to the
house.
Summation-motion by Naylor, seconded by King for preliminary approval of plans as presented with
the following comments: They need to match the existing house details at corner returns. Roll Call:
Corkran-yea, King-yea, Fazio-yea, Naylor-yea. Motion passed.
2. Chinnici 49 Lyndale Exterior Alteration-Final
King read the Historical Significance Report and said that the structure does not meet the
standards of a “Historically Significant Property”. The proposed changes have no adverse effect on
the design and historical significance of the house because the house does not meet the standards
of a “Historically Significant Property.” Motion by King, seconded by Naylor to receive the HSR
report. Roll Call: Fazio-yea, Corkran-yea, King-yea, Naylor-yea.
Holly Chinnici (Architect) presented these plans. She said that she is replacing all the windows and
the door in the home with vinyl windows. Clemens suggested looking at Andersen windows. Fazio
suggested looking at fiber glass windows. Holly said that she could explore other options.
Summation-motion by Naylor, seconded by King for final approval of plans as presented. Roll Call:
Corkran-yea, Fazio-yea, King-yea, Naylor-yea. Motion passed.
3. Brown 118 Church Street Exterior Alteration-Final
Rick Siegfried (Architect) presented these plans. Building and Zoning Inspector Dominic Cribari said
that the variance for an existing non-conforming side yard setback was granted. Rick said that this
project was approved and that there are no changes to the project. Fazio suggested using a darker
gray roof to match the shingles and use a flat finish.
Summation-motion by Naylor, seconded by King for final approval of plans with the following
comments: Suggested a flat finish with a grey tone metal roof to match existing shingles. Roll Call:
Corkran-yea, Fazio-yea, King-yea, Naylor-yea. Motion passed.
4. Freese 126 East Washington Exterior Alteration-Final
David Jansen (Architect) presented these plans. He said that they are expanding the front porch and
adding a rear one-story addition to the house. He said that they are maintaining the character of the
front. Dave said that they are using either an Azak or Boral product for the siding. He said they kept
it simple. He said they wanted to distinguish between the old and new. He said that they are
repairing one window on the front of the house and that they are lifting the house to be level to what
it should be.
Summation-motion by Naylor, seconded by Corkran for final approval of plans as presented. Roll
Call: King-yea, Fazio-yea, Naylor-yea, Corkran-yea. Motion passed.
Walk In 39 Lyndale
Mary Ellen Miller presented these plans. She said that the home is midcentury and that she wants
to change the front window. She said that eventually she would like to add a small front porch. The
Board suggested looking at Marvin windows. They also said to look at just replacing the existing
window. The Board said that because of the age of the house they would require a Historical
Significance Report.
Walk In 129 Miles
Josh Cunningham (Architect) presented these plans. He said they want to add a shed dormer on the
back of the house to add more headway. The Board suggested exploring bumping in the bathroom
and pulling in the shed dormer.

Proposing 2nd floor addition and deck renovations. Variances granted
4. Freese 126 East Washington Exterior Alteration – Final
Proposing rear addition and front porch expansion.
