Meeting Called to Order 8:30 A.M.
Members Present: George Clemens, Mike Corcoran, Chuck Fazio, Erik Kaminski, Steve King, Wendy

APPROVAL OF MINUTES
Motion by Naylor seconded by Kaminski to approve the minutes of the April 15, 2025, meeting. Roll
Call: King-yea, Corcoran-yea, Fazio-yea, Naylor-yea, Kaminski-yea. Motion passed.
1. Nobs 7 North Franklin Awning-Final
Kevin Potoczak and Doug Nemeckay presented these plans. Kevin said they are adding a narrower
shed style awning to the building. King asked about the phone booth and Doug said it will be used
to allow members to introduce themselves to the hostess inside. He said it will be facial
recognition.
Summation-motion by Naylor, seconded by Kaminski for final approval of plans as presented. Roll
Call: Corcoran-yea, King-yea, Fazio-yea, Naylor-yea, Kaminski-yea. Motion passed.
2. Henry 205 East Washington Exterior Alteration-Final
Erik Kaminski and Ashley Henry presented these plans. Erik said that the Board had seen this
previously and the two issues were the kitchen windows and the garage dormer. He said they took
their recommendation and made the changes. Clemens said that he prefers the windows centered
on the roof at the garage as shown.
Summation-motion by King, seconded by Naylor for final approval of plans as presented. Fazio-yea,
Corcoran-yea, Kaminski-abstain, King-yea, Naylor-yea. Motion passed.
3. Johannessen 498 Solon Rd. New Dwelling-Preliminary
Diana and Martin Johannessen presented these plans. Martin said that he took the
recommendations of the Board and brought three-dimensional pictures to show the plans. He said
that they pulled the front facing garage back and showed examples of the trim on the gable. Fazio
asked what color the windows were, and Martin said black with no casing. He said they addressed
everything the Board had suggested. Clemens said that he likes that the garage setback but doesn’t
care for the windows. Martin asked if he thought it would be better with the triple windows. The rest
of the Board said they like the double hung. Building and Zoning Inspector Dominic Cribari said that
they need a variance for a 10’ front yard setback.
Summation-motion by Naylor, seconded by King for preliminary approval of plans as presented. The
Board recommends the variance due to the site location. Roll Call: Corcoran-yea, Kaminski-yea,
Fazio-yea, Naylor-yea, King-yea. Motion passed.
4. Schmahl 514 North St. Exterior Alteration-Final
Matt Vujakly presented these plans. Naylor said the configuration of the proposed new windows
does not match the existing multipaned windows. She said that they have multipaned windows now
and want to change to single large panes. She said that the proposed new windows are not
compatible with the character of the house. Clemens said that he was not in favor of the two
windows above the arch and they look out of place. He said it would look better if they had three
fixed above with the narrow flanking windows. Naylor said they need to break up the large pane
windows. She said they should be multipaned to match the existing. Matt said that not every
window is being replaced and that they are fiberglass windows.
Summation-motion by King seconded by Naylor to table this submission with the following
comments: Suggested using multipaned, simulated divided light windows and to consider the
scale of the windows. Roll Call: Kaminski-yea, Fazio-yea, Corkran-yea, King-yea, Naylor-yea.
Motion passed.
5. Kilpatrick 305 East Washington New Dwelling-Final
David Jansen presented these plans. Building and Zoning Inspector Dominic Cribari said that the
variance was granted for this property. Dave said that he took the recommendations of the Board
and did a grading plan. He said he pushed the garage down and he changed the design. He said the
footprint is the same but added steps and added a reverse gable that is also repeated on the back.
Summation-motion by Naylor, seconded by Kaminski for final approval of plans as presented. Roll
Call: King-yea, Corkran-yea, Fazio-yea, Naylor-yea, Kaminski-yea. Motion passed.
Summation-motion by Naylor, seconded by Corkran for approval of plans to demolish the existing
house. Roll Call: Fazio-yea, Kaminski-yea, King-yea, Naylor-yea, Corkran-yea. Motion passed.
6. Miller 39 Lyndale Drive Exterior Alteration-Final
John Fischer and Mary Ellen Miller presented these plans. John said that they took the
recommendations of the Board and expanded the porch. The Board liked the porch.
Summation-motion by King, seconded by Naylor for final approval of plans as presented. Roll Call:
Corkran-yea, Fazio-yea, King-yea, Naylor-yea, Kaminski-yea. Motion passed.
7. Tuthill 60 Church S. Solor Panel-Final
Ray McPherson presented these plans. He said that they are installing solar panels on the roof of an
accessory building. He said it will be metered from the garage to the main structure.
Summation-motion by Naylor, seconded by Kaminski for final approval of plans as presented. Roll
Call: King-yea, Fazio-yea, Corkran-yea, Naylor-yea, Kaminski-yea. Motion passed.
8. Liederbach 163 Solon Rd. Exterior Alteration-Preliminary
John Fischer said that they want to take the existing barn and convert it to an office on the second
floor with a full bath and an area on the first floor will have a half bath and be used for entertaining.
Corkran asked if they were adding a full kitchen and a bedroom. John said no they weren’t adding
those. Corkran said it appears to be another residence on the property. The Board said that they do
not like the full bath on the second floor and suggested removing the shower. Building and Zoning
Inspector Dominic Cribari said that when the submission came in, he called the owner and voiced
his concerns that it appeared to be another residence. Naylor asked what the zoning rules were,
and Dominic said that you cannot have a residential dwelling in an accessory structure. John said
that they also are taking the existing barn doors and mounting them on a track. He said they are
adding two awning windows.
Summation-motion by Naylor, seconded by Kaminski for preliminary approval of plans with the
removal of the second-floor shower. Roll Call: Fazio-yea, Corkran-yea, King-yea, Naylor-yea,
Kaminski-yea. Motion passed.
9. Tomko 36 Maple St. Exterior Alteration-Windows
Bill Tomko presented these plans. He said he is replacing the front windows with the same type of
windows. He said he was using the Kolbe Aluminum clad windows.
Summation-motion by Naylor, seconded by King for final approval of windows as presented. Roll
Call: Kaminski-yea, Corkran-yea, Fazio-yea, Naylor-yea, King-yea. Motion passed.
10. Mitchell 125 Senlac Hills Exterior Alteration-Preliminary
Lee Pozek and AJ Mitchell presented these plans. Lee said that they are adding an addition to the
back of the house and a front porch. He said that they are adding a walkway from the garage to the
front of the house. Clemens said to make the porch deeper. He said they need site plans showing
the contours of the property and to show the whole house facade.
Summation-motion by Naylor, seconded by King to table this discussion for the following reasons:
Requesting a topographical site plan: Show neighboring houses and full elevations including all
details: Suggesting extending the depth of the front porch, not to exceed front yard setback. Roll
Call: Fazio-yea, Corkran-yea, King-yea, Kaminski-yea, Naylor-yea. Motion passed.
11. Arko 60 Hall St. Exterior Alteration-Final
George Clemens and Stephanie Mahon presented these plans. George said that at the front of the
house they are making the bedroom more functional, extending the side facing dormer forward and
making the window larger for egress. He said the front gable peak window is being replaced with
grids that reflect the Craftsman pattern. He said that they are extending the dormer.

12. Cordiak 181 Bradly St. Exterior Alteration-Preliminary
King read the Historical Significance Report and said that the house meets the standards of a
“Historically Significant Property”. He said that the proposed change has an adverse effect on the
design and historical significance of the house. The proposed design does not follow the
“guidelines” for “preservation of features”, “replacement of features”, and “compatibility. Motion by
King, seconded by Naylor to receive the HSR report. Roll Call: Kaminski-yea, Corkran-yea, Fazio-
yea, King-yea, Naylor-yea.
Christine Cordiak and Brian Miller presented these plans. Brian said that they are adding a new
kitchen addition to the rear of the house. He said they are adding a trim board and bringing the
gutter down to separate it from the old historic house. Clemens said the roof needs to feel
separated. Brian said they are matching the front porch. Clemens said that they should have a
steeper pitch. He said the window proportions should reflect the historic house and that the new
windows should be wider. He said to change the window over the sink. George said to restudy the
kitchen and the second-floor window to better reflect the historic proportions. He said they need a
site plan showing the relationship to the neighboring properties.

13. Norkett 57 Church St. Exterior Alteration-Preliminary

Magdalina Young, Fred Wolfe and Brandon Young presented these plans. Brandon said they were
here before and had a shed dormer across the front elevation that continued with the second-floor
addition. He said the Board has some comments about not doing front facing gables and
eliminating the dormer. He said that they are not touching the front elevation and are not doing the
shed dormer. He said the only change they are making on the front elevation is replacing windows
with Marvin aluminum clad wood windows. He said they will have a tandem garage. Kaminski said
this is more toned down than what they had originally presented. Brandon said that they currently
have side-facing gables, and that the kitchen matches what is existing . Clemens said that the side
facing gables on the back seem heavy. Naylor said that the small original house is a Greek Revival,
and she is struggling with what they are showing as overwhelming the historic house. Clemens and
Naylor said they are closer to what the Board is looking for. Suggested playing with the kitchen
windows. Clemens said to add a salt box roof and to pull the sides down. He said that the eave
details need to match existing. He said to match the rake line and overhang soffit detail. Clemens
said to scale the back addition. Kaminski said he thinks this is a step in the right direction.

Need to restudy the massing of the side elevation rear gable: Soffit rake and fascia details to match
existing: Study kitchen window proportions. Roll Call: Corkran-yea, Fazio-yea, Kaminski-yea,

14. DeCamillo/Bendetti 52 South Main New Dwelling-Preliminary
George Clemens, Brad Camposo, and Mark Benedetti presented these plans. Building and Zoning
Inspector Dominic Cribari said that they need two variances, one for front yard setback 11’ and lot
coverage. They are proposing 26.4’ and you are only allowed 24’. George said that they are
proposing 26 ‘ to make this a 26’ house. George said that this house has been seen several times
over the last 4 years. He said what is different is it is now a two-story home. He said that it is very
consistent with adjacent houses. He said they want the front porch centered on the second floor.
George said that they moved the master upstairs to minimize lot coverage. George said that the only
place they could put the garage is at the front of the house. Corkran said that this was a spectacular
improvement to what is currently there. Naylor said that she likes redesigned plans and having a
functional front porch. Fazio and King asked about the front elevation windows and George said
that he made them a window and a half. Fazio and King said they didn’t like them. Naylor, Kaminski,
and Corkran said they were fine with the windows.
King opened the meeting to the public for the demolition of the house. No one was in the audience,
so the public meeting was closed.

with suggestions to restudy the front elevation window configuration. Roll Call: Fazio-yea, Corkran-
yea, King-yea, Naylor-yea, Kaminski-yea. Motion passed.

Walk In 385 Bell Street
David Bidar presented these plans. He explained that they purchased this house with a
contingency. He said they were told that it could be historic. He said that they were here to see if
they could demolish the house. He said the house was very fragile and he doesn’t think that there
is anything historic left to the house. According to county records, the house was built in 1846.
Naylor said that the house has Greek Revival characteristics and will be considered historic
because it’s over 100 years old. She said that they would need a structural engineer's report about
the condition of the home before they can decide demolition. Corkran said that they are not getting
a no from the Board, they just need the information from the historical report. The Board said they
look at the Historical Report and what the applicant proposes.
Walk In 299 North Street
Erik Kaminski presented these plans. He said that they are proposing a field change. He said that
they would like to change part of the siding from clapboard to batten board. The Board said that
they would rather have the clapboard.
