City of Chandler Planning & Zoning Commission 811 Hwy. 31 East CHANDLER, TEXAS 75758 The City of Chandler Planning & Zoning Commission met for a regular scheduled meeting on Tuesday, April 1, 2014 at Chandler City Hall. Chairman Bob Peyton opened the meeting at 6:04 p.m. The invocation was given by Bob Peyton. Members Present: Bob Peyton, Chairman Matthew Berry Felix Exelbierd Rick Ford Absent: Tommy Speake Item 1. Rick Ford made a motion to approve the Final Plat for Griffin Estates Phase Two-B (FP-14-01). Felix Exelbierd seconded the motion. Motion carried unanimously. Item 2. Felix Exelbierd made a motion to approve Family Dollar Site Plan (SP-14-02) with the following conditions. Rick Ford seconded the motion. Motion carried unanimously. 1. Property must be platted prior to building permits being issued. 2. Monument sign approved as submitted with the site plan. Item 3. Bob Peyton made a motion to approve the Site Plan for Copeland Main Street Market Place (SP-14-01-Revision 1) with the following conditions. Rick Ford seconded the motion. Motion carried unanimously. 1. Amend Item 3. h. of the Vendors policy stating that all food trucks or trailers must be moved daily or arrangements can be made to park overnight, but all trucks and trailers must be moved before every Saturday at 6:00pm. This item is amended to allow the property owner to control when trucks and trailers are moved. 2. Replat of property must be submitted for approval prior to the Certificate of Occupancy being issued. 3. All parking and access drives shown on site plan must be constructed and painted prior to Certificate of Occupancy for Phase Two being issued for the market. 4. Blanket vendors permit granted for a one year period to be reevaluated prior to annual renewal with associated policies. 5.
