Approval of Agenda
A motion was made by Weis, seconded by Patnaik, that the agenda be approved as
presented. The motion carried by a unanimous vote.

Approval of Minutes
1. August Minutes [21-0857]
A motion was made by Weis, seconded by Hoskins, that August minutes be
approved. The motion carried by a unanimous vote.
2. October Minutes [21-0858]
A motion was made by Weis, seconded by Lyons, that October minutes be
deferred to the Community Design Commission, due back by 12/16/2021 in
order to capture comments from Weis. The motion carried by a unanimous
vote.
Consent Agenda
A motion was made by Weis, seconded by Levitan, that the consent agenda be
approved. The motion carried by a unanimous vote.
3. Hillside Church-Final Plans [21-0859]
Lighting Retrofit
Commission is asked to receive and consider action on consent agenda
which includes a final plans (lighting review) related to lighting retrofit..
Old Business
4. 150 E. Rosemary [21-0860]
Discussion
Discussion item as requested by the CDC. Town Council staff presentation
has been linked for review, additional information to follow.
The commission held an additional review/discussion which referenced
drawings that were reviewed and recommendation provided for at the
August meeting.
The commission reviewed height, materials and trash/loading locations w/
the applicant.
The commission did not provide an updated recommendation or a
modification to the current recommendation.

5. Fifth Third Bank-Final Plans Review [21-0861]
Elevations and LIghting
Commission is asked to receive and consider action on final plans request,
elevations and lighting plan. Actions allowable by the commission are
approval, approval w/ conditions or deferral.
A motion was made by Weis, seconded by Patnaik, that Fifth Third Final
Plans review be deferred to the Community Design Commission, due back at
a future meeting. The motion carried by a unanimous vote.
The commission asked the applicant to respond to the following comments.
1. Add more brick, instead of EFIS.
2. Add more colored bays to reduce the solid portions.
3. Supportive of seeing more wood material used.
4. One commissioner voiced lack of approval for wall pack lights.
New Business
6. Shake Shack @ Eastgate [21-0862]
COA Modification Request
Commission is asked to receive and consider action on COA modification
request at Eastgate.
A motion was made by Weis, seconded by Hoskins, that Shake Shack be
deferred to the Community Design Commission, due back at a future meeting.
The motion carried by a unanimous vote.
The commission asked the applicant to respond to the following comments.
1. Adding additional landscape to screen the view of Fordham.
7. Officer Elections [21-0863]
Chair & Vice-Chair
The Commission will need to elect new officers for the coming year.
1. Current Chair is term-limited, having served 2 consecutive 1-year terms and
therefore a new Chair will need to be appointed by the commission.
2. Vice-Chair was elected to a partial term. Current Vice-Chair is eligible for
either officer position.
A motion was made by Chair Dancy, seconded by Hoskins, that Weis be
appointed as the new chair. The motion carried by a unanimous vote.

A motion was made by Hoskins, seconded by Levitan, that Lyons be
appointed as the new vice-chair. The motion carried by a unanimous vote.
Adjournment
Next Meeting - Dec. regular meeting will be Thursday, Dec. 16
A motion was made by Chair Dancy, seconded by Patnaik, that meeting be
adjourned. The motion carried by a unanimous vote.
