Members Present Brooks, Krampits, Laflamme, Roy, Tillotson Members Absent: McLellan, Zaskey Also Present Dan Garvey (Asst. City Solicitor), Councilor Brunetti The meeting was called to order at 6:30 PM In compliance with the Open Meeting Law the Chairman asked if anyone in the audience was recording the meeting. Hearing none the meeting continued. ITEM #1 Special Permit application under 275-58 for the purpose of moving sign to opposite side of apartment entrance and enlarging for better visibly and relief from 25’ setback requirement located at 1241 Granby Road. Applicant – Townhouse Court Apts, LLC Andrew Davis, Mgr., c/o Chestnut Realty Mgmt. One Monarch Place, Suite 1300 Springfield, MA 01104 Pamela Torsiello was present representing applicant. She stated currently the sign is on the right as you enter the property. We would like to put it on the left side and make it a little bigger and more visible. Engineering Department Property line is not shown along easterly side of parcel. Looks like new sign may encroach on abutting parcel. Sight distance obstruction may be an issue at proposed sign height. (check with Building Dept.) 1 Fence on detail (2) is not shown on plan view drawing (1). Planning Department Property is zoned business A and Business B. Residential use on the property is legally non-conforming. Signs are required to be set back 25’ from property line; applicant is requesting a reduction to 3.2’ for replacement sign (existing sign has a similar setback) Request is part of improvements to the entrance of the condos/apartments that improve visibility and access. Recommend approval. Fire Department No Concerns Councilor Laflamme motion to approve – Councilor Brooks 2nd the motion – motion passed Committee vote 5 – 0 favorable Councilor Krampits motion to approve minutes from August 24, 2017 & August 30, 2017 – Councilor Brooks 2nd the motion – motion passed.
