Location: 821 East Main St., Chicopee, MA. Applicant: A. Crane Properties LLC. c/o Mr. AJ Crane, same address. Notes: Project Applicant A.J. Crane along with his Project Engineer John Tomaszewski of R. Levesque Associates presented the Definitive Site Plan to the Board. They explained the updates that had been made to the Preliminary Site Plans. Mr. Crane was granted a Variance, by the Zoning Board of Appeals for the length of his driveway. The Conservation Commission also issued an Order of Conditions for the project. The Board voted to approve the plan with the condition that all SAPRAC comments be addressed prior to the issuance of Building Permits. Motion to approve the Definitive Site Plan with Conditions was made by Cynthia Labrie and seconded by Eric Oulette. Vote was 7-0 to approve the Definitive Site Plan with Conditions. He explained his intention was to create a new single-family building lot from 90 Anson Street and leave the existing house on a legally sized lot. Abutter opinions on the creation of the new building lot were mixed with approximately half in favor and half opposed. Those opposed felt the addition of the new lot would cause additional traffic and congestion on the street. The Board’s opinion was that a new single-family building lot could be created at the location and safe and adequate access could be provided. The Board voted to approve the Waiver. Motion to approve was made by Cynthia Labrie and seconded by John Paquette Jr. Vote was 7-0 to approve. That project was never approved. This ANR is to subdivide the Residential portion of the property into single-family building lots. All the lots meet the minimum lot size requirements. Cynthia Labie abstained from the vote as she had a potential financial interest in the property. Motion to approve was made by Eric Oulette and seconded by John Paquette Jr. Vote was 6 in favor and 1 abstention.
