MINUTES OF THE COHOES ZONING BOARD OF APPEALS HELD IN THE COMMON COUNCIL CHAMBERS OF COHOES CITY HALL ON WEDNESDAY, JANUARY 24TH, 2018 MEMBERS PRESENT: Mr. Michael Briggs, Chairman Mrs. Joyce Baranski, Vice-Chairwoman Mr. Gary Sawyer ABSENT: Mr. Mark Cotch Mr. Paul Heroux ALSO PRESENT: Ms. Melissa Cherubino, Director of Building and Planning CONSIDERATION OF THE MINUTES FROM NOVEMBER 29th, 2017 Chairman Michael Briggs called the meeting to order at 6:30 pm and the consideration of November 29th meeting minutes passed unanimously after a motion by Member Sawyer seconded by Vice Chairwoman Baranski. YES NO ABSTAIN Michael Briggs X Joyce Baranski X Mark Cotch ABSENT Gary Sawyer X Paul Heroux ABSENT CONSIDERATION OF AREA VARIANCES TO INSTALL A DETACHED GARAGE AT 93 BRIDGE AVENUE The applicant sought size as well as front, side and rear property line variances in order to install a 25X31’ detached garage for storing automobiles, a boat and household yard equipment. The proposed garage would replace an existing oversized 20’X24’ detached garage. The existing garage is in need of extensive repair or replacement. The applicant would like to resolve his issue with boat storage while replacing the existing garage. The zoning code limits accessory structure size to 120 SF with setbacks delineated at 50’ from the front, and 10’ from the side and rear property lines. In this instance the garage will measure 775 SF requiring a 655 SF variance. The garage will sit 4’ from the alley side property line and 2’ from the rear property line along the neighbor’s fence. From the sidewalk the driveway will stretch 20’ to accommodate vehicle parking. The applicant requires a front setback variance of 30’. The garage wall height of 10’ topped by a peaked roof will result in a height of 12.5’. Curtis lumber will assembly the kit. Vice Chairwoman Baranski seconded the motion which passed unanimously. YES NO ABSTAIN Michael Briggs X Joyce Baranski X Mark Cotch ABSENT Gary Sawyer X Paul Heroux ABSENT DISCUSSION Vice Chairwomen Baranski suggested the City review Schenectady’s Keys to the City program. On a designated date banks assist low income families with home ownership. The loans are used to resolve vacancy of abandoned residential buildings. She suggested Cohoes could do the same.
