Architectural Review Committee Meeting

MEETING AGENDA ARCHITECTURAL REVIEW COMMITTEE CITY OF CORAL SPRINGS 9500 West Sample Road City Commission Chambers Wednesday, August 12, 2026 at 4:00 P.M. The Community Development Division has provided the following agenda items and requests all Architectural Review Committee members visit the sites in question to provide more informative recommendations. Color renderings, material boards and site plans will be available prior to the meeting. I. OPENING STATEMENT II. PUBLIC COMMENT III. APPROVAL OF THE MINUTES FROM MARCH 11, 2026, MAY 13, 2026, JUNE 10, 2026, AND JULY 8, 2026 MEETINGS IV. AGENDA ITEMS Architectural Guidelines: Staff has reviewed the proposed design, colors, and materials for consistency with the Architectural Review Guidelines. Below, Staff provides a brief analysis of the applicable sections in the Architectural Guidelines, and recommended modifications. A. ARC26-0214: Metal Roof – Mansard Brown (10346 NW 4th Street) Roof Types Roofs shall be constructed of flat, S-type or barrel tile of cement or clay, slate or high-quality manufactured slate, split WRC shakes (No. 1, Blue Label), terne coated stainless steel galvalume, aluminum, or galvanized steel standing seam roofs only. Also, dimensional asphalt shingle will be allowed when structural limitations exist involving cedar shake reroofing situations. Initial use of other new roof materials are encouraged, but will require ARC review. Colors Colors for buildings are expressed in three categories: base building colors (walls), secondary building colors (larger “trim” areas such as a building base, or accent trim around windows and doors), and trim colors (small areas of color such as decorative trim areas around windows, doors, and frames). Roof colors are reviewed under secondary and trim colors and have more flexibility.  Review for compatibility with Architectural Guidelines for single-family homes. B. ARC26-0251: Roof Paint – Chestnut Bronze (11100 NW 24th Street) Roof Types Roofs shall be constructed of flat, S-type or barrel tile of cement or clay, slate or high-quality manufactured slate, split WRC shakes (No. 1, Blue Label), terne coated stainless steel galvalume, aluminum, or galvanized steel standing seam roofs only. ARC26-0232: Façade Renovations – (9891-9899 W Sample Road) Exterior Materials Masonry (stucco) is the encouraged material for walls. Many other materials are also encouraged such as cast stone, split blocks, ceramic tiles, high quality coated metal panel systems, stone and brick. Certain materials are discouraged as wall materials including woods which will rot, metal siding, fluted block and glass window wall systems. Doors and windows should be glass and aluminum (painted) storefront, high quality steel and glass systems, high quality woods such as plantation grown teak or mahogany, and brass, bronze or stainless steel. Decorative trim items can be any of the above materials, as well as painted galvanized steel and high- quality fiberglass and plastics. Building Design The design of the building facades facing public streets shall avoid monolithic or undifferentiated horizontal treatments that accentuate the single tenant status. When changes in facade height is to be used to differentiate between massing blocks the minimum difference in height is 10 feet. Parapet wall must be designed with three dimensional cornice treatment. Building facades must include a repeating pattern that should include color, texture and material changes. The architectural of the structural bay must be expressed through a change in plane of no less than 12 inches of offset, reveal of projecting rib. Street facades should be continuously articulated with entry features, arcades, overhangs, awnings, canopies or porticos. Outdoor patios are encouraged. Principal entry points are encouraged to be expressed with a design element which is not in the plane of the main facade. When a building contains more than one use as defined by the LDC each use must have its own main entry point. Roof Types Roofs are encouraged to be flat with articulated parapet walls. Pitched roofs, shed style arcades or pitched roofs at entry tower locations, of either flat, S-shape or barrel vaulted cement or clay tiles are also encouraged. Standing seam metal roofs, including industrial rib roofs are discouraged. Standing seam metal roofs made of, terne-coated stainless steel, galvalume or galvanized steel may be used, only if screened by a parapet wall and are not visible from the street.
