REGULAR MEETING The Planning and Zoning Commission will convene in a Regular Meeting on Wednesday, December 14, 2016 at 6:30 p.m. in the City Council Chambers at City Hall, 215 E. CONSENT AGENDA Staff recommends approval of the following items because they meet the requirements of the Denton Development Code. Approval of the Consent Agenda includes staff recommendations for approvals and authorizes staff to proceed. The Planning and Zoning Commission has reviewed the applications and has had an opportunity to raise questions regarding the items prior to consideration. A. FP16-0042 Consider a request by Selvin David Lopez for a Final Plat of the Angel Heart Addition Lot 1, Block A. The 5.53 acre site is generally located south of McKinney Street and west of Angel Bend, Denton County, Texas. (FP16-0042, Angel Heart Addition, Lot 1, Block A, Muzaib Riaz) Attachments: Final Plat B. PP16-0020 Consider a request by Randall Smith for a Preliminary Plat of the North Elm Street Addition. The approximately 12.97-acre site is generally located on the northwest side of the intersection of Riney Road and North Elm Street (US 77), approximately 1,900 feet east of North Bonnie Brae Street in the City of Denton, Denton County, Texas. PUBLIC HEARINGS This notice authorizes the Planning and Zoning Commission to recommend and City Council to approve a different zoning district which is equivalent to or more restrictive than that which is requested by the applicant, as the different district may not have a maximum structure height, floor area ratio, or density that is higher than the one requested or be nonresidential when the request is for a residential use or vice versa. The different zoning district must be deemed consistent with the Comprehensive Plan and the Future Land Use Plan. A. Z16-0025 Hold a public hearing and consider a request by Forestridge Inv. Ltd. to rezone approximately 15.5. acres from a Neighborhood Residential 2 (NR-2) District to a Neighborhood Residential 3 (NR-3) District, and approximately 20.16 acres from a Neighborhood Residential 4 (NR-4) District to a NR-3 District. The subject property is generally located on the east side of Country Club Road, approximately 265 feet south of Regency Court in the City of Denton, Denton County, Texas. The property is generally located at the southeast corner of South Carroll Boulevard and West Eagle Drive (S16-0006, QT, Julie Wyatt).
