Fanny Chapman Pool Board of Managers Minutes of the Meeting July 28, 2025 Attending: Brian Lange (Chair), Alan Krach, Lori Howard, Rebecca Masters, Amy Parenti, Mike Petrakis, Rob Purdy, David Ricci and John West. Also present were Pool Manager Drew Sterner and Borough Liaison Caroline Brinker Absent: Alan Krach Also in attendance was Sherry Petrakis, Swim and Dive Team, Student Member James Shandlay The meeting was called to order at 7:00P.M. by Brian. Approval of the Minutes The minutes of the June 23rd meeting were reviewed. Rob made a motion to approve the minutes, the motion was seconded by Dave, and the minutes were unanimously approved. Finance – Brian, Alan, Rob & Mike The Board reviewed invoices totaling $58,283.28. Brian reported many invoices paid were routine expenditures and budgeted costs but also included $37,925 in extraordinary repair costs for the septic and plumbing repair project. Caroline reported the preliminary 2026 budget will be introduced at the September meeting. Becki made a motion to approve payment of the invoices, the motion was seconded by Amy, and the motion to approve payment of the invoices was unanimously approved. Operations – Alan, Rob & John Caroline provided the Board with the Annual Risk Control Survey just received the day of the Board meeting. She noted on page 9 two areas cited, loose wrought iron railings and labeling of the chemical room containers, had been remedied and action completed. The recommended action to post a copy of the DVWCT panel physician list has been completed. Rob was at the inspection and stated the Risk Control Consultant was very impressed with the property. Since the survey results were just received today, Brian said the Board will review the detailed results with Drew at the August meeting. Becki asked about the three-meter diving boards. Drew said we had to confirm a depth of at least 12 feet 2 inches to order the boards. Drew reported that the Middle Pool concrete repair project was delayed due to the extended bidding process time. The new timeline will be January to April for completion of the repair. Drew provided the Gilmore & Associates report detailing the two bidding options they are recommending. Base Bid #1 repairs 2,900 square feet of the main pool bottom for a total of $180,000; Includes grout fill for voids beneath the concrete pool floor slab and remove and replace existing concrete with polymer modified concrete. The alternate Bid #2- probable cost for an area of 1,956 square feet of $110,000. It was noted these bids do not include painting the pool, and an additional $8,000 cost should be added for the bidding process. Drew will get pricing of two coats of paint from Don Kelly. Brian recommended moving forward with the presentation of the project and bid to the Environmental and Recreation Committee on August 7th. Rob made a motion to present the project to the Environmental and Recreation Committee on August 7th, the motion was seconded by Becki, and the motion to move forward with the presentation to the ERC committee was unanimously approved. Drew requested the Fido Float event to be held on September 6, 2025.Dave made a motion to have the Fido Float on September 6, 2205, the motion was seconded by Becki, and the September 6, 2025 Fido Float date was unanimously approved. Programs – Lori, Becki, & Dave Becki reported that registration is full (30 people) for the new water aerobics program starting August 6th for 8 sessions at 10:30am in the lower pool twice weekly for members only at no additional cost during this pilot period. Per Drew’s recommendations, the class would be held between 10:30-11:30 am in the newer lower pool. The instructor needed one mat and 40 noodles for the class. Acoustic upgrades may be needed in the future. Personnel – Rob, Lori & Dave Drew provided a 2024 to 2025 hours comparison report and the hours are tracking normally as expected for the year. Long Range Planning – Alan, Mike, Brian & John Alan, Mike and Drew will meet to review future projects and select those to be included in the 2026 budget. Membership Rules –Becki & Amy Nothing to report. 100th Anniversary Celebration – Rob, Amy, Becki & Alan Becki reported the commemorative tile design contest is in progress and open until August 15th, with eight entries at the time of the meeting. Becki is engaging three judges including a Mercer tile representative, a CB West retired art teacher, and a Borough arts & crafts coordinator. Amy shared that Tom Kane spoke with the group and has a wealth of stories and information to share- he will be a very valuable resource. Pool Manager’s Report – Drew Drew reported that total revenue is close to $720,000 with memberships sold just short of 1,700, both surpassing last year at this time. Drew included an estimate for the installation of a new sump pump and pit in the basement to relieve the old floor drains in the amount of $5,400. Rob made a motion to approve the installation of the sump pump and pit, the motion was seconded by Lori, and the motion to approve the installation of a new sump pump and pit was unanimously approved. Drew said he will plan the installation at the end of the season. Mike asked if we have insurance that could help cover the cost and Brian asked if we have insurance to help cover the infrastructure failure costs incurred. Caroline will check the policies. Vending machines are up and running, the machines have required many repairs, and the plan is to replace the machines for next year. The pool floor concrete project was covered in the operations report and is being pushed to a January- April 2026 timeline. Drew stated that member and staff requests include water filling stations, the board asked for this request to be included in the 2026 budget. A preliminary estimate for an outside machine and filtration system is about $3,000, additional cost for a second machine. Drew recommended for the 2026 budget to also include filter room leak repairs. The new diving boards have been ordered and will be installed next Spring. Swim Team Parents’ Report Sherry provided the Parent Board Notes from the July 28th meeting. She reported that Dalene did a great job as the Meet Director, and both Dalene and Dale have recommendations for improvement for the next season. Sherry stated that Gail, Sarah, and all the coaches all did a great job and engagement is strong among the Parent Board. There were 311 team members with 25 divers and 17 graduating seniors on the team. The team secured another Bux-Mont championship and a league record for Dive was broken at Champs for our team! Correspondence Caroline presented the request from Christine Harrison for a raffle basket for the Cocktails at the Castle event. Drew will put the basket together. Old/New Business The Borough Council presented Tanya with her plaque at the Board meeting on July 21st at 7:00 P.M and she was honored for her many years of service and dedication to Fanny Chapman. The brick for Ed Walsh has been received and given to Drew to place. Rob will work on a sponsorship plan for memorial bequests.
