Minutes Village of East Troy Plan Commission Special Meeting 2015 Energy Drive July 19, 2021 6:00 p.m. 1. Call to order- President Seager called the meeting to order at 6:00 p.m. 2. Pledge of Allegiance 3. Verification of open meeting notice – Clerk Alexander verified the meeting had been posted according to open meetings laws. 4. Roll call Present: President Seager, Trustee Renucci, Commissioners, Roger Hayes, John Merath and Benny Stichmann Excused: Commissioners Edward Arendt, Chris Bottoni Others: Zoning Administrator Schwecke (attended via ZOOM), Administrator Suhm, Clerk Alexander 5. Amend building plans for multi-tenant commercial building located at 2919 Main Street (ROP 00100), Jeff and Vicki McKone, applicant (application 2021-14) Vickie McKone, applicant, explained the materials they are proposing to substitute from the original plan on the front and sides of the building. The originally proposed materials are facing extreme delays in delivery and the applicant has source original alternate materials from the demolition of a local barn. They have requested to use repurposed barn wood and corrugated metal in place of the original metal siding. They also asked to substitute using the corrugated metal for the awnings instead of the original plan of canvas. Zoning Administrator Schwecke explained that the metal awning question will be considered at the August Plan Commission meeting and tonight’s meeting is to consider the substitute of the proposed materials on the exterior. Commissioner Stichmann asked if the metal material is allowed by zoning code for awnings and Zoning Administrator Schwecke stated that as accent pieces they may be considered. Commissioner Stichmann pointed to the eclectic nature of the proposed alternate materials and that the property is on the edge of the Downtown Design District. Trustee Renucci questioned if there will there be a problem with corrosion from the salt from the sidewalk with the corrugated metal. Jeff McKone, applicant, assured the Commission that they intend to seal both sides of the metal pieces to prevent that as they do not want rust on the building either. The product is galvanized, and they understand that it may need to be resealed periodically. A. Possible action by the Plan Commission Motion by Commissioner Stichmann, second by Commissioner Merath, to approve the amendment of the building plans as proposed with all aspects of the prior approvals remaining unchanged.
