ZONE CHANGE - 2023-02-ZC – COMMUNITY CENTER The City of Estacada is requesting a Comprehensive Plan Map and Zoning Map amendment to change city zoning designations for one property from R-1 (Low Density Residential) to D (Downtown). The property is described as Tax Lot 34E29AA07501 at 200 SW Club House Drive. This application is subject to the approval criteria in Estacada Municipal Code chapter 16.101, and applicable goals and policies of the Estacada Comprehensive Plan and Oregon Statewide Planning Goals. The Planning Commission will forward a recommendation to the City Council, who will hold a public hearing on Monday, December 9th starting at 6:00pm in the Estacada City Council Chambers. B. SUBDIVISION – 2024-03-S – AMMEN HEIGHTS The applicant, William Hilands, is proposing a 12-lot residential subdivision of 3.92 acres of land described as Tax Lot 34E21CD08601, located at 585 SE 4th Avenue. The applicant is also requesting two variances related to the design of the proposed interior local street that would serve the new residential lots. The subject property is zoned Medium Density Residential (R-2). This application is subject to the approval criteria in Estacada Municipal Code chapters 16.20, 16.60, 16.74, 16.100, 16.108, 16.116, and applicable goals and policies of the Estacada Comprehensive Plan. The Planning Commission will forward a recommendation to the City Council, who will hold a public hearing on Monday, December 9th starting at 6:00pm in the Estacada City Council Chambers. 6.
