Architectural Advisory Board Meeting Minutes
Wednesday February 9, 2022❖ 7:30PM
NOTICE: This meeting will be held pursuant to and in compliance with the Virginia Freedom of
Information Act, Section 2.2-3708.2 and state and local legislation adopted to allow for continued
government operation during the COVID-19 declared emergency. All participating members will be
present at this meeting through electronic means. All members of the public may view this electronic
meeting via the meeting link listed above and in the City’s website calendar.
Public comments may be submitted to jhollern@fallschurchva.gov until 7:30PM on February 9,
2022. All comments will be provided to the Architectural Advisory Board members and comments
received by the deadline will be read during the meeting.

a. Feedback requested on the One City Center Special Exception Application; located at at the
intersection of W. Broad Street and S. 82 Maple Avenue, and the intersection of S. Maple
Avenue and Annandale Road (150 S. Washington 84 Street (52-305-014), 101 W. Broad
Street (52-305-027), 191 W. Broad 85 Street (52-305-024), 201 W. Broad Street (52-309-
119), and S. Maple 86 Avenue (52-309-116). Zoned B-2 Central Business. Presentation to be
made by applicant.
• Question regarding the 115 ft height and whether or not it is negotiable. How does it
compare to surrounding sites? Applicant gave heights of surrounding building to provide
context and justify height request.
• What are the sidewalk widths throughout the development? Applicant says 15’ Minimum
up to 33’ in some areas
• More grocery stores may not be sustainable here. Why is another grocery store being
proposed so close to others?
• Woonerf – Will there be outdoor seating , enough signage, and apt lighting to draw
pedestrians to the interior of the site? How will ‘interior’ retail/restaurants be advertised
to those outside the site?
• AAB is not convinced that woonerf is welcoming enough.
• Mid-block crossings across Broad Street; placement seems ‘off’. HAWK signal will be
needed if it stays where it is.

• Doesn’t ‘love’ the arches but appreciates the developer adding something different.
Various styles of massing throughout project is appreciated
• Architecture of site is overall interesting and sets project apart from similar projects
throughout city (not just in area).
• Shadows across Broad Street – how will it affect Mr. Browns Park or Corridor as a
whole?
• Corner @ proposed traffic circle is a prominent and high-visibility façade and needs
more attention.
• Appreciative of small details and differentiation between other similar sites
b. Approval of Administrative Items – The Board unanimously approved the proposed 2022
Meeting Calendar (with typo fixes) and 2022 Rules of Procedure
