Adopt the Initial Study/Mitigated Negative Declaration and Mitigation Monitoring and Reporting Program and direct staff to file a Notice of Determination; and, 2. Approve Tentative Parcel Map No. 20404 (TPM No. 21-002); and, 3. Approve Design Review No. 21-001. APPLICANT: Nina Wagner Patriot Partners 34210 Violet Lantern Street, Suite F Dana Point, CA 92629 LOCATION: Project is located on the northeast corner of Live Oak Avenue and Washington Drive at 14928, 14942 and 14998 Washington Drive (APNs: 0235-171-08, -09, -13, -12, and -16). REQUEST: The applicant is requesting the Planning Commission review and approve the following: Tentative Parcel Map No. 20404 (TPM No. 21-002) is a proposal to consolidate five (5) parcels (APNs: 0235-171-08, -09, -13, -12, and -16) into one (1) parcel for the development of the logistics and distribution warehouse facility.
