This memo serves to provide additional information for the ARB board ahead of the
August 26th ARB work session.
Since the last ARB meeting, we have had a meeting with the contractor that completed
the renovation to Vivify back in 2013. Initially at the July 8th meeting we proposed an 8”
setback of the upper floor, at the August 12th meeting we increased the setback to 16” and
now we propose a 3’-2” setback with the new wall at the upper floor centered on the
existing beam line below.
To carry the additional roof load of the addition we will add a new hollow structural steel
beam (HSS) on top of the existing 2x12 wood floor joists and post down to the existing
beam at the 6”x6” HSS columns below. The existing concrete footings that the HSS
columns are attached to are 4’-0” x 6’-0” x 1’-0” and are adequate to support the
additional roof load.
The lowered parapet height remains the same as initially proposed and we will install a
new cast stone band with break metal back to the new wall. The storefront at the upper
floor has been modified to resemble the ground floor in terms of vertical mullion
placement. The 3’-2” setback is the most we can achieve, as any additional setback will
require removing the roof framing in its entirety and would require extensive
modification to the building as a whole, making the project infeasible.
We hope through our collaboration with the ARB that we have landed on an acceptable
design solution that meets the guidelines for approval. We thank you for your time and
we welcome additional input at the August 26th work session so that we could have a vote
at the September 9th ARB meeting.
