SUMMARY: An Ordinance of the City of Gallatin, Sumner County, Tennessee, approving a of a Preliminary Master Development Plan for Station Commons, a mixed use community with eight (8) commercial outparcels, eight (8) open space tracts, and one (1) public right-of-way on 31.57 +/- acres, zoned PGC-Planned General Commercial, located at 190 Big Station Camp Boulevard. The commercial outparcels contain eleven (11) buildings totalling 321,205 square feet. The commercial activities include convenience sales and services, food service - drive-in, hotel, general retail sales and services, convenience storage, limited warehousing and group assembly extensive (indoor sports and recreation facility). A conditional use permit for limited warehousing and group assembly extensive was approved by the Planning Commission. RECOMMENDATION: On November 14, 2022, the Gallatin Municipal Planning Commission unanimously (6 to 0) recommended approval of the preliminary master development plan and adopted GMPC Resolution No. 2022-190 (MDP-2022-0296). SUMMARY: Applicant requests approval of a Resolution authorizing an Indemnity and Hold Harmless Agreement for the installation of street trees within the Kennesaw Boulevard, Horseshoe Circle, Nelson Street, and Anson Street rights-of-way in a portion of the The Paddock of Kennesaw Farms, Phase l Subdivision. On March 23, 2020, the Planning Commission approved the Final Master Development Plan for The Paddock of Kennesaw Farms, Phase l. The Final Plats for Phase lA, Section l; Phase 2A, Section l; Phase 3A, Section l; and Phase 4A, Section l were approved on September 27, 2021. The master plan included street trees with a Condition of Approval that the use of the right-of-way shall be approved by the City Council prior to installation. Street trees have been previously approved for the adjacent Kennesaw Farms development. The Hold Harmless Agreement and Liability Insurance for Phase l, Sections l A, 2A, 3A, and 4A are under review by the City Attorney's Office. A Hold Harmless Agreement will be required for the remaining sections of Phase l once those plats are prepared and approved.
