Chairman/President Kucera asked for anyone wishing to speak in favor of the Conditional Use Permit request received from the Gerald Fiedler Estate, owner and Superior Fuel Company, applicant to install and operate a propane bulk plant on a parcel located at 601 State Road 70 W. Cody Jones with Superior Fuel Company explained they are currently renting a parcel in the Village of Siren for the propane bulk plant but would like to move the plant further west. Jones explained they are looking at the property for sale east of KJ’s Marketplace. Jones continued to say this would be their 18th plant, the area would be securely fenced and that the tank is sealed with an emergency off switch installed. Chairman/President Kucera asked for anyone wishing to speak against the request. Roger Corty, 811 S. Russell Street, expressed his concern with having the bulk plant located next to his home and in the Village. Corty felt it might be better located outside of the Village limits. Corty had a surveyor investigate splitting his property to create a separate lot west of his home and was told the WI Department of Transportation would not allow any more access driveways to State Road 70. Kim Corty also expressed concern that having the bulk tank next to a residence might devalue their property. Don Bonneville, 14013 State Road 70 W also spoke against having the bulk tank located in the Village. The Public Hearing was closed at 5:40 p.m. President Kucera asked if any of the Plan Commission members had questions. Several members expressed concerns about the location and asked about access to State Road 70. Jones said that was not finalized yet, but if access is not granted directly to State Rd 70, they would approach KJ’s Marketplace about sharing their access. Plan Commission members expressed their concern with large trucks using the grocery store access. Trustee Peer also said Village residents and businesses have access to natural gas, so very few, if any would be using propane. Motion by Trustee Peer, second by Member Ebersold to June 3, 2024 Plan Commission Meeting Page 2 postpone a decision on the Conditional Use permit request received from Gerald Fiedler Estate, owner and Superior Fuel Company, applicant to install and operate a propane bulk plant on a parcel located at 601 State Road 70 W. until more information is available regarding access to State Road 70 W. Motion passed unanimously. Adjournment Motion by Member Finch, second by Member Anderson to adjourn the Plan Commission meeting at 6:00 p.m. Motion passed unanimously. Sheila Meyer Clerk/Treasurer
