REPORT: Planning and Zoning Board Chairman, Diego Perez called the meeting to order
at 6:00 P.M.

MEETING GUIDELINES
The following guidelines apply to today’s Planning and Zoning Board Meeting:
Any person, whether participating via the web platform, telephonic conferencing or
physical presence at City Hall, interested in making comments or posing questions on any
item on the agenda, may do so during the meeting.
Members of the public may hear the meeting live through telephonic conferencing using
any telephone or cellular phone service. A smart device or computer are not necessary to
participate in the meeting if you join by phone.
All persons participating via the web platform will be muted during the meeting until called
upon to be heard. Participation through Zoom requires a computer or smart mobile device
with a microphone and web camera. The participant may elect to participate in the meeting
using audio only or appear through both audio and video. The video function of all
participants appearing through video will be turned off until called upon to be heard.

Item approved with the condition of a covenant proffering to maintaining the property as a single
family home structure.
4. Final decision to allow interior south side setback of 4.6 feet, where 6 feet are required;
allow a distance separation of 6.2 feet, where 10 feet are required for an existing accessory
building to be legalized, and allow interior north side setback of 4 feet, where 6 feet are
required for an existing addition to the primary building to be legalized. Property is located
at 217 NE 9th Avenue, Hialeah, zoned R-1 (One-Family District).

Addition to Hialeah”, as recorded in Plat Book 34, Page 26 of the Public Record of
Miami-Dade County, Florida, encompassing approximately 237 square feet, more or less,
contingent to relocation agreements with the City of Hialeah Public Works, FPL, AT&T,
Florida City Gas, and Comcast.
Applicant: RRR Citywide Investments, LLC.

Only Bay B with approximate area of 9,160 square feet may be used for automotive uses
requiring 1 parking space for each 500 square feet of gross floor area; and
Bay A may only be used for industrial uses requiring no more than 1 parking space for
each 1,000 square feet of gross floor area; and
The proposed parking reconfiguration shall be built with the required building permits
and shall get completed within 90 days of the approval of the ordinance granting the
variance; otherwise, as provided in an affidavit signed by the applicant the BTR for
automotive uses on Bay B will not be renewed in the September 2025 BTR renewal cycle
and will get revoked.

10. New Business. Frank De La Paz mentioned that Miami-Dade County is hosting a
webinar on the Impervious Surface Ordinance on March 11th, 2025. The session,
organized by the Department of Regulatory and Economic Resources' Division of
Environmental Resources Management (RER-DERM), will run from 10 a.m. to noon.
It aims to discuss the ordinance's requirements and introduce the Standalone
Impervious Surface (Non-Structural) Permit, effective March 31st, 2025.
Assistant City Attorney, Alexander J. Magrisso, Esq. provided insights on the
Ordinance.
Planning and Zoning Official, Debora Storch provided insights on the Ordinance.
