Board of Zoning Appeals

CITY OF HOBART BOARD OF ZONING APPEALS SPECIAL MEETING OF FEBRUARY 25, 2013 PETITION 13-04 Mr. Dan Waldrop called the Special Meeting of the Hobart Board of Zoning Appeals to order at 6:00 p.m. with the recitation of the Pledge of Allegiance. Members in attendance: Mr. Dennis Zoladz, Mr. Greg Lollis, Mr. Ron Jackson, Mr. Dan Waldrop and Mr. Stuart Allen. Also in attendance: Mr. Carroll Lewis, Interim City Planner/Zoning Administrator and Ms. Joy Respecke, Recording Secretary. Absent was Mr. Jake Dammarell, Assistance City Engineer. A petition request for a Developmental Standards Variance to permit 567 sq. ft. of signage exceeding the permitted 234 sq. ft. by 333 sq. ft. at 1601 E. 80th Avenue located on the NE corner of Mississippi Street & 80th Avenue, Sec. 154.379, zoned PUD, 29+/- acres. Michael Rupert, Van Art Furniture, 6500 E. 14 Mile Road, Warren, MI thanked the Board for allowing him to be heard at the special meeting and requested to exceed the permitted 234 sq. ft. of wall signage by 333 sq. ft. located on the former J C Penney’s Home Store. Mr. Rupert presented a brief history of the 53 year old family owned business and noted they are expanding into the Chicago market area which includes this proposed location. Also noted was a proposed three million dollar renovation and hiring 60 new employees. Mr. Waldrop opened and closed the Public Hearing for Petition 13-04 without public comments. Mr. Rupert stated the only signage for the business will consist on the south and west building façade and that no signage will be permitted on the pylon sign along US 30 per his lease agreement with the developer. Mr. Rupert agreed that the logos will be removed from the canopies. Mr. Lollis made a motion to Approve Petition 13-04 due to the uniqueness of the corner-lot property including all discussion and findings of fact, seconded by Mr. Allen. All ayes, motion carried. (5-0) There being no further comments or discussion Mr. Lollis made a motion to adjourn, seconded by Mr. Allen. All ayes, motion carried.
